As Director of Planning for the Central Mountain Division of this second home / vacation home destination resort developer, I was responsible for all development projects for this division of the company. My work began upon identification of a potential acquisition by collecting raw data, performing due diligence leading to the generation of the Program Statement and Land Yield Study which will lead to the Land Planning of the site. Projects typically consisted of a large residential component including estate home sites, lots, casitas, townhouses and low to mid-rise condominiums, plus some commercial, retail, hospitality facilities and resort amenities. My involvement covered both the big idea concept down to the most minute design details of various amenities of the project. Amenities often included: large beach clubs, multiple swimming complexes, lazy rivers, marina / yacht basin, day docks, extensive trails systems, grotto waterfall systems, amphitheaters, smoke house, fitness centers, signage and landscape. Projects typically ranged from 1000 to 1500 acres, comprising between 1200 and 2000 living units within a highly amenitized master planned mixed use community. Typical site improvement budgets approached $100 million with a total retail building out value exceeding one billion dollars. Mady Development Corp., Dallas, Texas - Developer & Multi-Family Builder 1996 - 2003
As Development Manager for the Dallas operations of this Canadian based development company, my responsibilities begin upon identification of a property for acquisition, performing all due diligence, continuing through design and governmental approvals, administering all construction and development activities to final acceptance and sale. The company specializes in providing lots and subdivisions for volume national builders such as Mercedes, Weekley, Kaufman & Broad, as well as large regional builders including Choice Homes, Legacy Homes, Grand Homes and many others. Projects vary in size from luxury golf course communities to large volume 400+ lot multi-phase single-family developments and luxury apartment home developments. Significant contributions include: reducing city exactions for stream and road improvements for the Park Creek project from $1.5 Million to only $250,000. On the same project I reclaimed floodplain through approval of a LOMR from FEMA and redesigned the apartment site to reduce dirt import and storm drain improvements saving an additional $300K. Intermandeco, Inc., Plano, Texas - Residential Land Developer 1991 - 1996
As Director of Planning & Development for one of the largest residential developers in Dallas with an inventory of over 4000 lots in various stages of development, my responsibilities included: market research, feasibility analysis, forward planning and acquisitions, entitlements and approvals, and consultant coordination, the construction of site improvements, entry feature design and overseeing of development services and the sale of finished lots. Projects ranged from 20 to more than 1200 acre developments in northern suburbs of Metro Dallas. Significant contributions include obtaining high-density zoning against a very active citizen HOA opposition, ultimately winning homeowner support for the project. Bren Company, Northern Division, California - Single Family Builder / Developer 1989 - 1991
As Director of Operations, for this San Francisco Bay Area builder (owner of Irvine Ranch) I was responsible for constructing 250 homes annually. My responsibilities included: land planning, site improvement construction, product development, purchasing, construction, cost & quality control, and customer service. With a staff of 20 employees and projects located in five bay area cities, projects included high density SF, condominiums and 300-acre hillside estate homes developments. Complex issues such as endangered species and wetlands reclamation, competitive permitting approvals under controlled growth ordinances were every day obstacles to overcome. Significant contributions include obtaining variance from a City wide affordable housing exaction, which reduced permitting cost by $100,000 for the award winning high density (8.5 DUA) Belvedere project. Approvals were made against staff objections, and an initially hostile City Council ultimately voting unanimous approval of the 112-unit project. As Vice-President of Construction for this BUILDER 100 company with $100 million worth of construction, I managed the construction of 400 single-family and 800 multi-family units each year. My department included 50 employees and the supervision of multiple projects scattered in up to 8 different cities throughout northern California with over 100 houses under construction simultaneously within some developments. My responsibilities included: all site improvement construction, design and product development, consultant coordination, construction documents, budgets, purchasing, cost control, schedules, field construction operations, quality control and customer service.
