PROFESSIONAL EXPERIENCE

COMMUNITY DEVELOPMENT/PROJECT MANAGEMENT

Developed, managed and maintained project budgets and schedules, prioritized project work flow, and selection of consultant staff for large real estate development and construction projects.

Prepared budgets up to $26-million utilizing management strengths to monitor expenditures and control project costs.

Managed contract administration; performed interviewing, bidding, and selection of project architects, designers, and engineers.

Actively participated in product development, design, engineering, and architectural styling of buildings and landscaping.

Managed the entitlement process from General Plan to Building Permit for seven residential projects totaling 700 units for Taylor Woodrow Homes; processed 10 projects through the California Department of Real Estate; created 10 Homeowners Associations; and directed the release of more than $10 million in Bonds through the closeout of projects with cities and counties throughout Northern California.

Coordinated a $40 million development project encompassing an 18-hole championship golf course, a 20,000 square foot Class A clubhouse, and roads, infrastructure, and utilities to serve 53 residential lots. Also managed a $15 million development project that included an 18-hole public golf course, clubhouse, and all site work and utilities on former landfill adjacent to Oakland International Airport.

Represented developers in eight Northern California County Planning Commission hearings and City Council meetings to secure all preliminary and final land development approvals including: General Plan Amendments, subdivision Plan Approvals, Development Approvals, Zone Changes, Annexations, Final Maps, and Design. Also secured approval for multiple projects through the California Department of Real Estate.

Implemented land use entitlement requirements and ensured compliance with conditions established by cities, State, and Federal approvals to develop and file final subdivision maps.


REAL ESTATE /BUSINESS ANALYSIS

Worked with executives to create strategies for future real estate development projects and other projects relating to overall community development.

Formulated an organizational structure to improve daily business activities; reorganized operations and administrative staff; and developed policies and procedures to meet project related business challenges.

Facilitated training designed to improve the talents, skills, performance and productivity of staff at all organizational levels. Developed six Forward Planners for Richmond American Homes and Taylor Woodrow Homes Northern California Divisions and organized training seminars for Site Managers, Tower Construction Contractors, and Technicians for American Tower Corporation.

Conducted comprehensive market analysis of proposed land acquisition data including environmental, title, infrastructure requirements, site feasibility, on-going support feasibility and worked with multiple design teams to develop grading, civil engineering, architectural and landscaping plans.
