Responsibilities included, lead presenter and negotiator with the City for the original procurement of the contract; worked directly with all Governmental Agencies through the approval and construction process; became the lead on behalf of the City in all Public meetings regarding the project, meeting several times with more than 100 residents to explain the project and process; designed the golf course, negotiated contracts, hired and worked directly with all subcontractors for the project: was the responsible party for the successful on time and on budget completion of the project.
Selected Major Projects Hawthorne Glen Condominiums Grosse Ile, Michigan. Turned around a stalled 800-unit residential condominium project by reorienting the project with redesigned units, lowering costs by 15%, shortening construction time by 30%, increasing per-unit sale price by 15%, and increasing annual unit sales by more than 200 %. Completed final build-out and sale, generating more than $40 million and successfully securing contract as property manager. Superior Place Office and Industrial Park, Taylor, Michigan. Acquired and developed a 25-acre industrial and office park with seven buildings and a total value of $10M. Downriver Guidance Center, Southgate, Michigan. Site selection, acquisition, and development of a six-building office park that included a 40,000sf office building for end user. At the peak of its operations, the firm employed more than 300 property and course-management personnel President Conceived and build golf courses and golf course communities in cooperation with investors, under commission for third parties, and as company-owned projects. Led projects from conception through all necessary regulatory approvals, and buildout. Example projects included the following. Sanctuary Lakes Golf Course, Troy, Michigan. Won a competitive bid to design, develop, and build a city-owned 18-hole golf course and club house. Directed all phases of construction management for this $10+ million project located on a closed landfill. Scope of work included design, hiring contractors, contractor supervision, budget administration, regulatory compliance, and site remediation. Challenged with the unplanned addition of over 1,000,000 cubic yards of soil for disposal on site from adjacent municipal road project, successfully incorporated the additional soil into the project while completing the project within budget and on time. Copper Ridge Golf Club & Residential Development, Davison, Michigan. Conceived and built a $5 million 274-acre golf course and residential community with 237 building sites for single- and multifamily units. Panther Creek Golf Club, Springfield, Illinois. Rebuilt and redesigned bunkers for a private recreational club that now hosts the State Farm Classic, a LPGA event. Briar Ridge Golf Club, Montrose, Michigan. Rebuilt the front nine and designed and built a new back nine. Relaunched the club and increased the revenue stream by more than 100%. Lilac Golf Club, Newport, Michigan. Redesigned the golf course, installed new irrigation, added 64 bunkers, added a new maintenance building, and renovated the club house.
