In Charge of all day to day operations of Construction, Warranty and Purchasing. In 2005 complete converted Accounting, Finance, Purchasing and Construction to new operating system. Developed and implemented all aspects of current Purchasing and Construction operations from Takeoffs, option setup to production schedule, autopay as well as setup and provided training to all departments on new operating system. Also set up new San Antonio Divisions operations and worked with new staff to run division operations. Currently working with programmers to setup and implement Warranty module and develop Construction field application to new system. Worked with outside Architectural firm as well as work with Division President on new plan designs. In the process of setting up and managing custom division (Christopher Custom Homes).
2002-2005Richmond American Homes Dallas, TX
VP of Purchasing and Estimating
Manage all the day to day functions of Purchasing and Estimating to insure that Division goals are met. Oversee all budget creation and reporting throughout the bidding, negotiation and construction process as well as budgets for Land packages and monthly finance budgets. Manage all aspects of our out side Architectural firm to facilitate new product, elevations and any revisions necessary for divisions needs. Work with other department heads on developing and maintaining specifications, plans, options, sales prices and other tools to run operation efficiently. Oversee subcontracted design center company though management of available options, pricing and displays at showroom. Work with national and regional purchasing to maximize manufacture incentive programs to highest rebate per closing in company.

Completely rebuilt Purchasing department from ground up. Re-bid and re-negotiated all existing cost and re-estimated and validated all house takeoffs for existing plan mix. Value engineered all existing plans and implemented new programs to sales and construction. Developed and maintained construction specifications as well as implement new Energy Star program. Maintained and modified existing CFT option system for new programs and options as well and introduce new options. Also manage the divisions two outside architects as well help develop new designs and elevation while maintain in house CADD files for sales and construction
