Senior Level Construction Management
February 2007 Present Vornado Realty Trust New York, NY Senior Director of Tenant Coordination and Construction Developed and Directed the Tenant Coordination and Space Turnover program for Vornados Regional Mall portfolio, encompassing 12 properties and over 10 million square feet of retail space.
February 2005 January 2007 A&CO, LLC. GLENDALE, NY Director of Retail Development & Tenant Coordination Established and directed the Tenant Coordination department for Atco properties the owner and operator of The Shops at Atlas Park - New York City's first Lifestyle Center. Including 60 Retail Tenants, 8 Restaurants, 12 Food-market Tenants, 2 Athletic Clubs, and an 8 - screen Movie Theater.
October 2003 January 2005 ROTHSCHILD DOWNES, Denver, C0 Tenant Coordinator/Owner's Representative Provided Tenant Coordination services for Queens Center Mall - A 1,000,000 square foot $400M renovation and expansion of one of our nations busiest per sq. ft. shopping malls.
Responsibilities for the above include but not limited to are as follows: Created and implemented a property wide set of Construction Rules and Regulations. Managed Core and Shell turn/over of all Tenant Premises. Accepted said spaces on behalf of the owner. Managed construction of all Turn-Key and Vanilla box Tenant spaces including job buy-out and onsite supervision from Lease execution through Grand Opening. Examined all Tenant Lease Documents, negotiated and drafted Landlord's work-letters and other lease exhibits. Reviewed and critiqued Tenant design drawings, construction documents, material sample boards and sign drawings for compliance and compatibility with Landlord's Design Criteria, local building codes, and base building systems. Evaluate the tenant's electrical, plumbing, and mechanical (HVAC) requirements. Developed and issued multiple reports and spreadsheets used to monitor Tenant's design and construction status from Letter of Intent through Closeout. Established "in-house" clerical procedures for the tenant related portion of the project. Maintained contact with city agencies, building department, and local utilities to ensure approvals needed, were received on behalf of tenant to merchandise and stock their store. Developed and instituted action alert system to guide core and shell team on changes to GLA, and tenant premises and utility requirements. Acted as liaison between Ownership, Tenant, General Contractors, Sub Contractors, and local Government Agencies. Ordered and distributed Lease Outline Drawings and Elevations for tenant spaces, verified square footage and utility stub in locations. Developed and implemented logistics plan, including construction material and debris movement, contractor parking, temporary toilet, electric, and water facilities including the logistics plan for Queens Center where we were able move over $25M in Building materials and several tons of debris in and out of a four story mall with virtually no vertical transportation and under high pressure with severe time constraints. Monitored tenant construction for compliance with Design Criteria, Landlord Rules and Regulations, Base Building Systems and Local Building Code. Scheduled and presided over Tenant Preconstruction meetings review contractor's insurance, permits, qualifications and licensing. Issue punch-list and monitor Tenant closeout. Release final Tenant Construction Allowances. Re-engineered over 70 % of the Atlas Parks Mechanical Systems to conform to Tenant requirements and cost efficiency. Issue field directives to provide information on mall systems and to maintain tenant compatibility with malls MEP systems.

February 1999 September 2000 Jadum Construction Huntington, NY Senior Project Manager Took complete ownership of all company's local work as Jadum's owner was immersed in other out of state projects.
April 1997 January 1998 KCI Development Ventura, CA Onsite Project Manager KINKO'S - Several stores in NYC & LI averaging between 3,500 to 11,000 sq.ft. And $500,000.00 to $1,000,000.00.

Responsibilities from above are as follows: Client management, construction management and contract management, detailed take off, bid-spec estimating, schedule management, owner contract negotiations and representation, permitting and utilities. Prepared bid analysis, issued and negotiated job buyouts, purchase orders, change orders etc. Standardize tracking and accounting forms for project cost reporting. Developed bid package to reduce change orders and disputes with subcontractors. Prepared job schedule for each phase of construction. Procured equipment labor and materials to conform to work schedule.
Some notable Projects from above are as follows:
Craft Restaurant, a 10,000 sq. ft., $5M historical restoration and renovation project in lower Manhattan. Successfully bid and managed the construction one of New York's Premier Restaurants, as documented on PBS 9/13/01. Ulta Cosmetics - Retail -Responsible for job buy-out and supervision of tenant build out of several locations averaging 20,000 sq. ft. and $500,000. Club Monaco - Retail -Supervised the construction of Club Monaco's flagship store located in the ST Regis building, Park Ave New York 15,000 sq. ft. and $1.5M. CFS Bank - Commercial -Supervised the interior build-outs for several locations on average 1000 sq. ft. and $100,000. Sarku - Retail - Responsible for job buy-out and supervision of tenant build-out for several food court restaurants, on average 1000 sq. ft. And $500,000. Longwood School District - Institutional - A valuable member of a team of project managers and superintendents that completed an entire school district rehab in less than 90 days. Took over the school most severely behind schedule and brought it to first complete with the smallest punch list. West Middle Elementary School 60,000 sq. ft. and $2M. The Piol Residence a 7-story brownstone renovation project valued at over $3M on Manhattan's Upper East Side.
Hands-On Level Management
1987 to 1997 Carpenters Local 1837 Medford, New York Carpenter Foreman/ Journeyman Supervised up to 40 Carpenters in all facets of carpentry in projects ranging from $50,000 to $100M. Acted as a mediator between tradesman and company. One of only a handful of Carpenters to ever participate in a decommissioning of a nuclear power station. Earned a solid reputation as a leader and a union member. Major projects include: Shoreham Nuclear Power Station, Supervised 20 plus Carpenters in Scaffold erecting, shoring etc. Received valuable training in Hazardous communication, Jobsite safety fire-watch, protective gear, etc. Stony brook University - Institutional - 100,000 sq. ft. $10M. St Sylvester's Church - Institutional - 50,000 sq. ft. $5M. Retail Stores- Retail - supervised carpenters in the construction of numerous retail outlets including: The Disney Store, Guess, Macy's, Sterns, King Kullen, etc. ranging from 1000 sq. ft. $200,000 to 100,000 sq. ft. and $5M.
1984 to 2003 Oliver and Sons Construction Ronkonkoma, New York Contractor Helped my father build a successful word of mouth business. Supervised the construction of several residential projects from minor remodels to new home construction Gained valuable experience in dealing with clientele. Obtained hands-on knowledge of: plumbing electrical, sheet metal, drywall finishing, as well as various types of floor and wall covering.

Am able to read and interpret complex architectural and MEP drawings. A Proficient user of all Microsoft Office Applications including Word, Excel, Power Point and Outlook. I maintain a solid working knowledge of Timberline, Microsoft Project, Leasing Toolkit, Adobe Acrobat and various CAD reading programs.
