ATREUS HOMES AND COMMUNITIES- New Mexico Division April 07-May 08 Division President: Created and managed a start-up division for large privately held homebuilder, based in Atlanta, in New Mexico market. Full P&L, Land Acquisition and Development, Sales, Marketing, Purchasing, Construction, and Accounting responsibility. Created and Implemented all necessary operational processes and systems for business start-up and ongoing operations Hired and Trained an exceptionally performing Sales, Construction, and Office Support Team as well as extended team in Mortgage and Title Services Opened for Sale in first community June 07, within 60 days of start of employment. First sale achieved within 7 days of opening. First closings achieved October 2007. Expanded into second community October 2007. First closings achieved January 08. Purchased and Developed 176 pre-platted lots in Southwest Albuquerque Lead division to self-sufficient and consistent profitability in less than 1- year time despite a very challenging and overall declining housing market. Leveraged division operating overhead to less than 4% of Revenue Averaged 10 closings per month (approx. 1.7mil Revenue/month) out of 2 Communities within 9 months of beginning operations Reduced Direct Costs by approximately 20% from December 07 thru May 08. CENTEX HOMES- New Mexico Division January 02-April 07 Vice President of Construction Operations (March 2006 April 2007): Responsible for all operations in New Mexico including Construction, Purchasing, Estimating, Product Development, Customer Care, Recruiting and Development. Responsible to ensure collaborative and integrated strategies across all functional areas within division in order maximize the overall division performance in all key performance measurements. Manage staff of approximately 65 employees and multiple functional department managers.
Santa Fe Segment Manager (April 2005- February 2006): Total P&L responsibility for highly profitable and growing market segment in the New Mexico division. Managed sales and construction, oversaw Land Development, instrumental in the acquisition and entitlement process. Primarily responsible to execute all aspects of the business plan while growing our market share within a profitable but highly complex market opportunity distinctly unique and independent of our primary markets in the Albuquerque metro area.
Division Construction Manager (August 2002- April 2005): Managed department of over 30 employees in field and office operations. Fully responsible for the planning and execution of all division construction and customer care processes to meet business goals, including but not limited to: Starts and Closings, Cycle Time Reduction, Margin Improvement Strategies, Quality Improvement, Employee Retention, Warranty Performance, and Customer Satisfaction. Area Construction Manager (January 2002- August 2002): Managed 4 communities and field staff of 8 superintendents. Total Profit and Loss responsibility on a job and community level. Managed Sales, Construction, Product, Pricing, Takedown Schedules, and other facets of homebuilding operations. Heavily involved with marketing, mortgage business, and market evaluation.
CENTEX HOMES- Dallas South Division May 97- January 99 Division Construction Manager: Managed staff including several Area Construction Managers, a Warranty Department, and several administrative positions for a division of 17 active communities at a volume of approximately 500-units/ year. I was responsible for the implementation of division wide construction practices, overall performance, staffing, overhead, and training during this time.
CENTEX HOMES- Central Texas Division May 91- May 97 Project Construction Manager: Supervised a team of five field managers and one expeditor in a high volume, benchmark neighborhood closing between 180-220 homes/year. Developed systems that dramatically reduced cycle time, reduced direct costs and variance costs, and positively impacted customer satisfaction.
