Director of Corporate Technical Services

Leading a staff of 15 Designers, Architects, and Construction personnel, developed hotel renovation projects from conception through completion. Supervised the preparation of specifications, construction documents and bid packages used in engaging outside consultants. Designed and planned all phases of renovations and capital projects valuing over $50 million dollars. Prepare presentations for owners and senior management. Insure proposed work satisfies budgets within parameters and brand standards.

Developed five year capital improvement budgets of $30 million dollars for nine Denihan Hotel properties, and negotiated corporate maintenance contracts for elevators, exterminating services, marble and metal maintenance annually.

Manage daily departmental operating budgets, reviewing staff salaries and insuring compliance of department operational costs. Oversee and direct construction and maintenance staff. Contract vendors to deploy staff to complete projects/repairs in a manner that insured efficient environmental safe and cost effective operations.

Key Highlights:
Administered major renovations in nine Denihan Hotels. Remodeling of rooms and public corridors, complete upgrades to lobby and conversation from J2 residential use to J1commerical.
Installing life safety systems, complete sprinkler and fire command stations and generators in each building.
Completed $17 million dollar rooms renovation at Affinia Gardens in 2007, $45 million J1 conversion at Affinia Shelburne, and $55 million dollar complete remodeling at Affinia Chicago in 2008.
Instituted 5 year capital and maintenance plan for all properties.
Designed inspection programs to prepare annual hotel operations budgets.
Developed construction budgets and schedule processes for internal renovation projects.
Establish and implemented corporate construction and equipment standards.
Oversaw development of Corporate Technical Services staff, insuring department policies and goals were achieved.
Saved $500,000 in operational costs by outsourcing work to outside subcontractors.
