Profit and Loss responsibility over two large-scale master-planned communities
comprising over 6,700 residential units with combined projected revenues of over
$1.4 billion within the Northern California Region for this large privately-held real
estate development company. Manage projects cradle-to-grave from entitlements
through design & engineering, site grading & construction of infrastructure, and
marketing of finished lots to merchant home-builders.
Developed Lot-Optimization application to maximize land utilization and lot count
increasing returns and profitability on our land development projects. Use of this
Lot-Optimization application model has become a corporate-wide practice.
Developed a comprehensive project business plan to restructure the entitlements on
a faltering project to create an additional $50m in revenue by increasing lot counts
and more efficiently developing a planning area within the project. Business Plan
has served as a template for all Business Plan Updates throughout region.
Gained County Supervisors support for an increase in the Countys vision for the
limits on a Mello-Roos CFD Bond from $30m to $100m, greatly reducing the
infrastructure funding burden on the developer.
Worked with City and County officials, as well as local residents and community
groups, to develop a comprehensive land-plan with broad support for a 4,800 unit
development in Sacramento.
