TECHNICAL EXPERTISE:
Prepare Conceptual, Schematic, Design Development & Construction Cost Estimates. Perform Value Engineering; Present cost effective alternates to keep project within budget. Provide cost management from concept through completion for optimum value & quality. Perform detailed take-off & pricing for Divisions 216; evaluate indirect cost for projects. Perform constructability reviews of progress documents during design development; identify errors, omissions, inconsistencies and coordination issues for design team to review/address. Equally proficient in CM at risk, Design-Build, GMP contracts & bid-build situations. Prepare comprehensive bid packages including detailed instructions to bidders and trade specific scopes of work. Pre-purchase and fabrication of long lead and early start items Lead efforts to implement sustainability principles to achieve targeted LEED certification level. Perform extensive reviews of contractors and consultants submissions to ensure accuracy, thoroughness & complete conformance with design, details & schedule; evaluate qualifications. Develop cost models to create historical cost data for projects. Develop cost control procedures to administer General Conditions cost allocated for projects. Self-Perform Trades: Concrete & Masonry Develop unit prices for self-perform work items; Perform materials takeoff to verify quantities to be procured prior to start of construction.
MANAGERIAL EXPERIENCE:
Participate, as representative of Pre-Con Department, in group presentations to owners. Review budget updates & variance data with owner and project team, as design evolves. Conduct pre-bid meetings with subcontractors, designers and owners representative. Conduct pre-award conferences with vendors and subcontractors. Negotiate with vendors & subcontractors; write sub-contracts; process change orders. Mentor Junior Estimators and interns. Pre-qualify new vendors and trade contractors. Source and develop relationship with new vendors and trade contractors which, based on experience, often resulted in superior quality and more construction per dollar spent.
