GALE REAL ESTATE SERVICES CO., Roseland, NJ 1997 2007 Vice President Managed development approvals/entitlements, construction and related activities for leading developer / asset manager and for third-party clients and JV partners. Executive-in-charge of management services contract for $300 million land portfolio, responsible for conducting market analysis, obtaining/maintaining entitlements, strategic development planning for portfolio properties, and positioning them for sale and/or development.
Managed development and entitlements for various properties totaling over 1.6 million square feet. Managed an initiative to re-zone various portfolio properties to allow commercial / retail uses in an effort to maximize the value of these assets. Negotiated and closed land sales contracts for individual pad sites totaling $1.8 million. Successfully leveraged local experience and relationships to fast-track complex development approvals required for the sale of an under-performing asset. Sale freed up $11 million of capital for a major investment bank. General responsibilities included: site plan / design, consultant coordination, budgeting, construction, permit coordination and administration, and construction contract administration.
Secured approvals and entitlements for over two million square feet of Class A office development in NJ and in several states nationally. Successfully bid, awarded and managed over $20 million in site / infrastructure construction contracts. Developed and implemented standardized bidding and contract documents, which resulted in increased departmental efficiency, reduced construction costs and improved quality. Prepared site plans and served as engineer of record on behalf of the company on several projects, saving thousands of dollars in design consulting fees and resulting in expedited approvals.
