ARCHSTONE, Arlington, VA Senior Vice President, Mixed-Use Development 7/06-10/09
Joined Archstone to establish and lead a new development division dedicated to large scale, mixed-use projects typically located in urban districts in the companys core east coast markets of Washington DC, New York City, Boston and southeast Florida. Duties included; indentifying and pursuing sites and RFPs, negotiating partnership agreements and assigning appropriate development staff to manage Archstones participation. Created a team-oriented group that promoted entrepreneurship and creativity, while focusing on value creation and quantifying above-market returns. Was the public face of the company for these projects and actively nurtured our joint venture relationships. Grew team to 23 associates and reported directly to the Chief Development Officer.

CityCenterDC, Washington, DC - $1.25 Billion www.CityCenterDC.com Groundbreaking TBD This 1.6 million square feet mixed-use development, located on one of the most desirable 10 acres in the heart of downtown DC, encompasses six buildings around two public plazas; 430,000 SF of office, 280,000 SF of retail, 450 rental apartments, 225 luxury residential condominiums and 1,700 below grade parking spaces. Partnered with the District of Columbia and Hines Corporation. Finalized ground leases with the city, negotiated partnership and operating agreements, attained zoning approvals and all entitlements, completed design and construction documents, cost budgeting and value engineering, developed branding and initiated commercial leasing platform as well as initiated sourcing of debt and equity capital. Wisconsin Place, Chevy Chase, Maryland - $400 Million www.WisconsinPlace.com Located on Wisconsin Avenue in one of the regions most affluent and discriminating neighborhoods, this new vibrant town center completed in the fall of 09 features 432 luxury apartments, 305,000 SF of office, 305,000 SF of retail including a new Bloomingdales, a new community center and 1,560 parking spaces. Development was oriented around a new pedestrian public plaza and sits on top of a Metro stop. Project was a joint venture with New England Development and Boston Properties.
East Harlem Media Entertainment & Cultural Center, 125 Street, NYC www.EastHarlemMECCenter.com Designated by the city of New York in the fall of 2008 to redevelop two full city blocks on the famed 125 Street corridor in Harlem into a 1.7 million square foot mixed-use development. Straddled the many divergent neighborhood constituents and political forces, including incorporating the relocation of MTAs bus depot into new premises.
EcoVerde, Redevelopment of Tropicana Field, St. Petersburg Florida 5.5 million gross square feet Designated by the city of St. Petersburg in the spring of 2008 to redevelop 86 acres into a vibrant new community consisting of residential, retail, entertainment, office and hotels as well as to assist in the relocation of the Tampa Bay Rays to a new waterfront stadium.
GOTHAM CONSTRUCTION, New York, NY Vice President for Development 3/98-6/06
Directly responsible for all new project development. Responsibilities included site identification and acquisition, sourcing project debt and equity financing, coordination of approval process and design, construction supervision, directing commercial lease-up, rentals and sales programs, and initial building management. Developed strategic relationships with key figures at various city agencies; City Planning Department, HPD and EDC, and reported directly to President and Owner of Gotham.

The Langston, 65 Bradhurst Ave, NYC - $85 Million - wwwTheLangston.com The second of three properties awarded by the City of New York under HPDs Cornerstone Program. 255,000 SF building with 180 Condo units; 2/3rds subsidized units with the balance market rate. Includes 47,000 SF of retail and parking.
The Nicole, 55th & 9th Ave, NYC - $65 Million www.TheNicole.com Partnered with land owner to develop a 150 unit, 172,000 SF, luxury 80/20 apartment building with 20,000 SF of retail space at grade and a garage. Petitioning of the Department of City Planning under ULURP and associated studies were required for a special use permit.
The Atlas, 38 Street & Avenue of the Americas, NYC - $120 Million - www.AtlasNY.com Acquisition of eight separate parcels and air rights transfers, aggregating to a 48 story, 390,000 SF building. Project consists of 374 luxury apartment units (80/20 market/LI), 44,000 SF of office, 14,000 SF of retail and a 20,000 SF parking garage. The Atlas was the 2001 recipient of REBNYs most ingenious deal of the year award.
The Hamilton, 320 West 145th Street, NYC - $22 Million The first of three properties awarded by the City of New York under HPDs Cornerstone Program to develop middle-income ownership housing in upper Manhattan. 77 unit Co-Op has 15,000 SF of prime retail space at grade, anchored by national and regional tenants.
The Foundry, 505 West 54 Street, NYC - $60 Million Purchase of two contiguous lots from the City of New York for the construction of two luxury 80/20 residential buildings with a combined 210,000 SF; 222 apartments and 14,000 SF of prime retail space. Won Request for Proposals issued by the City of New Yorks Department of Housing Preservation and Development to develop the site. Fully leased in 7.5 months.
90 East End Avenue, NYC - $40 Million 21 story, 130,000 SF, 43 unit luxury condominium. Prices ranged from $700,000 to $3.7 Million and units sold out within six months of construction commencement. Unit closings began in July 2000 and were fully completed by December 2000.
Harlem USA, 125 St., NYC - $66 Million 265,000 SF complex which is now one of the countrys finest urban retail / entertainment centers. This project was instrumental in the rebirth of the famed 125th St corridor. Tenants include multi screen Magic Johnson Theaters amongst other prime national retailers such as Old Navy, Modells and Chase Bank.
New Gotham, 520 West 43rd Street, NYC - $56 million - www.NewGotham.com Completion of 34 story, 375 unit luxury residential building. One of the first luxury 80/20 residential buildings to be built along the now famed West 42nd Street corridor and pioneered the redevelopment of the Clinton / Hells Kitchen neighborhood.
BLINDS TO GO Inc., Montreal, Canada Director of Construction 2/96-2/98
Projects: Over forty stores a year in New York, Philadelphia, Washington DC, Detroit and Toronto Hired to create and manage construction department for rapidly growing retailers rollout expansion into the United States with the capability of opening over 40 stores a year in multiple markets. Developed the prototypical store, structured a network of architects, engineers, contractors and suppliers and set up internal procedures for tracking multiple site development. Duties included: site analysis, devising construction budgets, negotiations of construction lease exhibits, establishing design parameters and scope of work, addressing municipal variance procedures, tendering, processing payments and managing budgets, and delegating on site construction supervision to project managers.
CANPRO INVESTMENTS, Montreal, Canada Construction Manager 2/94-1/96
Projects: The Promenade Regional Mall Expansion, Savanne Office Building, Ottawa, Ontario Managed the design and construction of $18 million, 160,000 SF mall expansion, including a 50,000 SF three story office building. Developed conceptual plans and coordinated design with architects and anchor tenant The Hudson Bay Company. Obtained construction permits and negotiated design modifications. Controlled tender process and evaluated bids, negotiated contracts with and issued purchase orders to contractors. Coordinated scheduling of work and managed construction directly with subcontractors. Managed accounts and approved invoices for payment.
TONETTI ASSOCIATES, New York, New York Project Manager 8/93-1/94
Project: La Guardia Airport Code Compliance Study, New York, New York Conducted field survey of central terminal building and concourses and performed code research as related to life safety items and updated code regulations. Formulated a report for conceptual design modifications required and generated construction scope of work and budget to be implemented by the Port Authority of New York and New Jersey. Oversaw preparation of complete set of as-built architectural drawings of airport on AutoCAD system.
BRENNAN BEER GORMAN ARCHITECTS, New York, New York Job Captain 7/89-9/91
Project: The Essex House, Reconstruction of 40 story Landmark Hotel, New York, New York Coordinated design of ballroom, restaurants and all public spaces with Parisian design firm and consultants. Delegated and supervised development of working drawings while reviewing and approving shop drawings. Prepared weekly field reports summarizing accuracy of completed construction work and reported progress to client.

Projects: Collins Clothing Inc., Head Offices and Warehouse, Montreal London Life Insurance Co., Multi Tenant Industrial Building, Montreal Drafted complete set of construction documents in coordination with engineers and consultants. Presided over all aspects of projects from initial scheme development, approving of shop drawings, reviewing of tender packages and attending weekly progress meetings at construction sites.
