Construction Operations Manager for sister companies specifically focused on federal government and military design-build projects throughout Southern California. Responsibilities included resolving outstanding claims, integration of new design-studio into current operation, staffing, subcontractor buyout, contract negotiations, and subcontractor claim dispute resolution.
Projects include MOMAU Seal Beach, China Lake Office Remodels, Camp Pendleton Area 21 Dental Clinic Revisions, VA Hospital Long Beach Nuclear Medicine Facility, First Five Child Care Center Coronado Island.

Construction Manager for multiple, Federal Government, Public Works as well as private projects simultaneously throughout Southern California.
Carlsbad Fire Station #6 This publicly awarded project consisted of constructing a new two story modern fire station including two apparatus bays, offsite water and sewer pipelines, Rancho Santa Fe Road median improvements, traffic signal installation and demolition of the existing temporary fire station facility. Dedication and Ribbon-Cutting ceremony was held August 29, 2008 for this new 6,200 SF facility in Carlsbad, CA.
Wilson Creek Winery Temecula, CA Construction Manager for the 24,000 SF magnificent building houses the new banquet, wine-making and commercial office facilities. Worked directly with the Wilson family and completed without C.A. relief from Architect.
San Juan Hills High School #6 San Juan Capistrano, CA Served as Construction Manager for the new high school on La Pata Road in San Juan Capistrano. San Juan Hills High School sits on a 50-acre site and is being constructed for Capistrano Unified School District. The campus consists of five buildings and includes classroom buildings, administration building, main and auxiliary gymnasiums, locker rooms, kitchen facilities, and numerous sports fields. Also included is an 88,000 square foot Performing Arts Center with seating for 510 guests.
Poinsettia Elementary School Construction Manager for new elementary school for Carlsbad Unified School District opened for school September 2007. This high-tech publicly awarded education facility includes separate kindergarten classroom and play areas, multi-purpose room, food service, administration and library buildings as well as several ballfields and separate classroom buildings.
California State University, San Marcos -Center for Children and Families This Design-Build project is a state-of-the-art Instructional Preschool and Day Care Facility, consists of 12 classrooms and is licensed for 152 children. The interior of the building also includes a full-service commercial kitchen. The design maximizes the use of natural light and ventilation. Three large play yards and outdoor play areas are designed and scaled for the ages of the children using them. Tasks included working with the University Peer Groups throughout the design process with the NTD Architecture.

La Costa Glen Carlsbad, CA Project Manager of $34 million Senior Care complex including commercial, industrial and residential building types. Consists of 9 separate KTGY designed structures including Commons, Central Plant, Independent Living Units and major site improvements on 55 acres. Includes interface with OSHPD .
Koll Center Dublin - Dublin, CA Project Manager on $52 million five story office buildings including high-end tenant improvements for Simpson Strong Tie and Quintas Software.
Marriott Brighton Gardens -Carmel Valley, Carlsbad, San Juan Capistrano and Yorba Linda Project Manager on four similar looking, but structurally different Senior Living Projects for Marriott Architecture & Design. Responsibilities included everything. These facitilities include both assisted living as well as separate Skilled Nursing Facility. Challenges included major interface with OSHPD, architects, engineers and City Building Departments. Each project was approximately $12.5 million.
Morley Builders June 1996-August 1999 (Salary $85k/yr)
Cathedral of Our Lady of the Angels - Los Angeles Member of estimating staff involved with providing the Roman Catholic Archdiocese with conceptual phase estimates and design development budgets. The home of Cardinal Roger Mahoney includes 40,000 SF cast-in-place architectural concrete Cathedral Building with base isolation, conference center and subterranean parking. Designed by Jose Rafael Moneo with Leo. A. Daly providing construction drawings.
Getty Villa Renovation/Expansion Malibu Member of estimating staff providing preconstruction design development and estimating for the J. Paul Getty Trusts renovation of the museum originally constructed in 1972. Direct responsibilities included budget presentations, demolition sequencing and coordination as well as site logistics. Separate buildings included entry court, auditorium, caf, outdoor theater, renovation of original ranch house an central plant utilities.
Hollywood Bowl Phase II Los Angeles Project Engineer on landmark 100-acre Hollywood Bowl site. This phase included replacement of toilet and concessions facilities totaling over 30,000 SF. Work included extensive site improvements and utility infrastructure as well as bringing entire property to current ADA guidelines. Challenges included fast-tracked design development and a short 7-month schedule including milestone achievements throughout.
Casa Heiwa Los Angeles Project Engineer on new 6-story, 100-unit, five-story wood-framed residential building over one-story commercial space above 2 level below-grade parking structure.
