Responsible for all aspects of the Museum operations, which include: oLeading the Engineering, Maintenance, and Purchasing departments. oManaging contracts and contractors responsible for preventive and on-demand maintenance activities, construction and renovation activities, and sculpture park and grounds maintenance. oDeveloping and managing the Capital budget and largest Administrative budget in the Museum. oManaging all off-site facilities including leased office and warehouse spaces, and museum owned buildings. oProviding project management of varying levels of museum construction projects ranging from special exhibition installations to our recent $200M campus renovation project. oTeaming with management to develop our Strategic Plan and Long Range Master Plan. oBuilding strong relationships with all museum divisions, city organizations, donors, and trustees.
Significant Accomplishments: oImproved credibility and the Museum perception of the Operations organization by establishing a culture of customer service excellence, can-do positive attitudes, cooperation, and collaborative problem-solving, all of which are encouraged both inside and outside the division. oImproved contractor performance by establishing strong relationships, defining expectations, and improving contractual agreements, scope definitions, and the contractors understanding of the Museums requirements. oDeveloped and implemented a comprehensive preventive and predictive maintenance program significantly improving the condition and operation of the Museum buildings and systems. oWorked with a major donor to justify, develop, and acquire both a $1.8M project to eliminate deferred maintenance in the Kansas City Sculpture Park, KCSP, and a $6M endowment to assure the KCSP is properly maintained and remains a beautiful destination in Kansas City. oDeveloped a strong and loyal staff through handling tough personnel issues with honesty, directness and fairness, mentoring and developing the entire team, developing dynamic goals driven by our Master Plan and Museum needs, and evaluating the staff against the accomplishment of those goals. oDeveloped and continually update the Facility Condition Assessment Report. This is a comprehensive report providing a condition assessment of all building systems and used to develop and drive capital and operating budgets and priorities. Provided 24x7x365 management of data centers, critical network facilities and facility systems. Maintained all environmental and power systems to ensure continuous operation. Developed and administered capital projects including design, construction, and overall project management. Managed space and utility requests for all new and relocated equipment coming into the facilities. Managed all predictive, preventive, and demand maintenance for the Network Management campus, including the development, scheduling, and administration of these programs. Was responsible for physical security issues within the campus, including maintenance and configuration of monitoring and access control equipment, coordination of guard staff, and access approvals and control.
Received the Sprint Quality Award for work Above and Beyond on the Waterside Four project; a three-story facility containing network, personnel, and lab space. The project was brought in under budget and ahead of a very accelerated schedule. Reduced the maintenance and labor hour contract costs 34% through contract revisions and aggressive negotiations. Worked with other Sprint organizations to standardize the methods, procedures, and contracting used in facility management.

Chosen from six managers to lead the Facilities/Utilities Engineering Services organization during organizational transition. This organization of 70+ engineers, designers, technicians and administrative staff was responsible for the project management of construction and rearrangement projects, including conceptualization, planning, design, construction, and closeout; real property and space management, construction safety, utility system management, an annual operating budget of $20 million, and yearly capital project expenditures averaging $40 million per year.
Led a Green Belt team to integrate the MAXIMO CMMS product into Facilities Engineering as a work request, project management, and predictive/preventive maintenance tool. Improved customer service awareness by establishing a customer service training program, process service standards, project prioritization criteria, and standard project status reporting. Chartered a team to standardize the contract administration and controls functions for time and material and engineering services contractors. Obtained Honeywell Green Belt and Project Management certifications, customer service awards, a Quality improvement award, and was presented Honeywell stock options in 1999.
