JOB OBJECTIVE
I would like to work for an aggressive construction company specializing in retail construction, where I could utilize my years of experiences working in a management position overseeing retail property development.
PROFESSIONAL HIGHLIGHTS Comfortable managing large professional staffs under tight schedules while satisfying operations and merchandizings requirements. Established yearly property development budgets averaging over 100 million dollars with a yearend savings of 10% through operational efficiencies on scheduling and value engineering on materials. Managed as many as 30 retail takeover projects at one time consisting of negotiating with landlords, managing 4 Architectural / Engineering firms, 4 General Contractors, state, county and local permit approvals, signage variances, all in Pennsylvania, New Jersey, New York union markets. This was done in less than 90 days while coordinating 6 new construction sites in Arizona, Nevada and California. Developed 950 standard size stores and big box stores at a cost of 5 billion dollars and never missing a scheduled opening.
Developed a cost estimating process (no one else has this) with a success rate of less than a percent estimate against actual cost to develop.
Developed a construction scheduling process which guarantees an on-time delivery schedule. This is great for the operations group.
Successfully managed the processing of all projects for state, county and local permitting including expediting the approval process. I have never lost an approval for permits, variances and re-zonings. During this phase I finalized construction documents for competitive bidding, typically ready for construction to start immediately after formal approvals were received.
Have a thorough understanding of city, state and federal laws and regulations pertaining to land use, construction and environmental impact to determine site viability; ability to speak and present at public meetings such as planning and city council meetings. Reviewed and negotiated various real estate/legal documents to ensure companys interests were protected.
Accurate and detail oriented with strong interpersonal, written and oral communication skills. I have a working expertise of Microsoft office products, AutoCAD, cost estimating programs and timeline schedules measuring to key performance indicators.
Developed a paperless invoicing payment process for subcontractors and vendors which generated a faster payment turnaround creating a reduction in contract cost and a savings for the company.
