PROFESSIONAL EXPERIENCE
Grimail Crawford, Inc., Tampa, Florida 3/07 to present
Started a land development practice for a civil engineering firm that had specialized in roadway design and traffic engineering.
Awarded four parcel industrial project. Developed site plan that increased project building area by 30%. Directed the design and permitting of the project. Permitted and oversaw construction on shopping center modification. Initial response from county did not allow the modification. Led development team in successfully obtaining approval of the project. Negotiated two addendums to a public sector project that more than doubled fees for the project.
KM Development Corp., Sarasota, Florida 10/05 to 3/07
Served as Florida west coast land development expert for National Homebuilder/Developer. Directed expeditious entitlement approval for Eagle Pointe, a 700 acre, 1072 unit residential project in Manatee County. My involvement in the approval process included negotiating the BOCC preview hearing six weeks earlier than other projects in the area which resulted in an approval three months earlier than those projects. Initiated one on one negotiation with the school board planner to obtain his letter of no objection with a favorable stipulation. The project would not have been approved without this favorable recommendation. Negotiated a Local Development Agreement with the county to obtain an extension of traffic concurrency from 3 to 6 years. Directed the redesign of the project site plan which resulted in 100 more units than the site plan that existed when I arrived at the company. Worked with a group of local developers to extend a county force main from the treatment plant to the area of our projects. Prepared budgets and schedules for entitlements, permitting and construction of the project. Identified and assisted in the analysis of land for future development opportunities along the west coast of Florida. This analysis included four additional residential parcels which were not acquired due to the economic slowdown, Prominent role in the land permitting and development for Greyhawk Landing West, a 501 unit, 313 acre project in Manatee County; a project which my company had a non-managerial role in.
Zirkelbach Construction Inc. Palmetto, Florida 10/04 to 10/05
Served as Land Development Manager and Head of Engineering for Development and Construction Company.
Directed the site planning, permitting, cost budgeting, scheduling and construction for The Woods of Moccasin Wallow; a 200 acre mixed-use project in Manatee County. Initiated the over excavation of a lake on this project that was not considered by the project engineer resulting in fill savings of several hundreds of thousands of dollars. Analyzed several potential land acquisition properties including a 138 acre industrial project which was eventually purchased, entitled and sold for a significant profit. Negotiated with the county and water management district to eliminate floodplain compensation that resulted in an additional commercial site on a bank parcel.
Consul-Tech Development Services Bradenton, Florida 10/02 to 10/04
Opened development services office and served as regional manager in the Sarasota/Manatee County area for state wide consulting company.
Contracted 12 new projects in the two years operating the office including a gulf-front condominium, major boutique shopping and industrial subdivision.
