Successfully managed forward planning, purchasing, and construction processes. Lead project work-outs in public agency requirements, project designs, and construction methods to save approximately $7,000,000 in costs to particular projects. Developed relationships with Planning and Engineering Directors of various public agencies to negotiate project objectives that would be most favorable and profitable for the company. Created and analyzed strategies to best navigate through various agency requirements for all projects with the Regional Presidents of LA/Ventura and the Inland Empire. Performed due diligence and generated acquisition proforma estimates for new potential projects. Developed the most favorable project site layouts and product designs through coordination with architectural, landscape, sales, and marketing teams. Produced budgets and schedules for projects outlining the most efficient and cost effective methods to develop the project from acquisition to construction. Negotiated for the exoneration of over $40 million in bonds over the past 2 years over various agencies. Some of these bonds were over 15 years old and needed renotiations of conditions of approval to release the bonds.
HUNSAKER & ASSOCIATES, Irvine, CA (1998 2005) Project Manager Managed and trained an internal staff of eight engineers, the coordination of external consultants, processing of plans & permits, and a rolling average of 5 10 projects consisting of low-high density master planned and mixed use development project. Supervised the design of engineering plans from tentative tract maps, site plans, grading plans to final engineering plans of street, storm drain, sewer, water improvement plans, precise grading. Designed master planned communities on hillside and flat land terrain for projects ranging from 68 lots on 32 acres to 464 lots on 204 acres. Managed the entitlement, design and construction support of complex residential and commercial projects in various agencies in Orange County and Riverside County.
ADAMS-STREETER, Irvine , CA (1997 1998) Design Engineer Designed engineering plans for various mixed use and master planned communities. Developed a system of AutoCAD procedures to improve efficiency of designing improvement plans using a system of standardized blocks.
BUTIER ENGINEERING, L.A., CA (1996 1997) Field Engineer Inspected construction progress and field operations of a $14 million waiste water treatment facility. Coordinated construction operation procedures of flocculation basins, chlorination basins, reverse osmosis facility, and microfiltration facility. Created project schedule for construction sequence.
