Senior manager with more than 30 years of extensive experience in project development and construction management. In-depth experience and knowledge of owner project design goals, requirements, scheduling, programming, cost analysis, budgeting, and contracting procedures. Provide leadership, and oversight for the day- to-day operations for all Construction, Project Management and Project Administration activities. Manage staff of 3-9 Project Managers (PMs), Superintendents, and Project Support staff. Assist in the development and implementation of corporate policies and procedures to achieve established corporate goals and support the corporate mission statement.
Accomplishments Demonstrated a history of completing multimillion dollar projects ahead of schedule and under budget. With over 30 years of construction, development and engineering experience I have acquired the ability to foresee problem areas and provide corrective solutions prior to affecting the schedule, and recommended changes to conserve project resources. Performed value engineering of design prior to construction to examine design and jspecifications to determine if more economical changes could be implemented without sacrificing the design intent. Conducted MEP coordination prior to and during construction to identify and eliminate conflicts with architectural, structural, HVAC, electrical and plumbing to minimize potential future change orders.
Pre-construction Identify, pre-qualify, and recommend selection of designers and consultants Negotiate, draft, and administer design and consultant agreements Manage entitlement process Conduct design reviews, including value engineering and constructability and completeness reviews Evaluate and coordinate programming for green building and energy efficiency projects Coordinate application for LEED and other green building certifications Prepare and monitor project budget Prepare conceptual estimates Prepare, monitor, and update master project schedules Develop and implement procurement strategies Design and administer project insurance programs Identify, pre-qualify, and recommend selection of contractors and subcontractors Negotiate and draft construction contracts Prepare and submit customized project reports on a monthly basis
Construction Construction inspection Quality assurance Review contractor schedules Administer construction contracts Evaluate, negotiate, and process contractor change order proposals Mitigate, evaluate, and negotiate contractor claims Provide cost reporting including tracking potential and current expenditures against project budget Track and report construction progress against the project schedule Manage document control and e-PM systems Prepare and submit customized project reports on a monthly basis
Project Closeout and Turnover Administer punch lists Determine substantial completion and negotiate associated conditions Coordinate assembly of as-built design documents Review warranties and guarantees for contractual compliance Obtain appropriate releases and lien waivers Identify and obtain all other contractually required contractor deliverables Provide move-management services Coordinate furniture, fixture, and equipment procurement and installation Manage commissioning of building systems Prepare and submit customized project reports on a monthly basis
Project Type Experience Managed and supervised the new construction and renovation of site civil infrastructure, high-rise, mid-rise buildings commercial office buildings, and hotels. Work includes Capital Improvement programs and modifications. Experience with several construction systems including cast-in-place concrete, structural steel, pre-engineered steel, wood frame and concrete masonry unit types of construction. Site civil, drainage, underground utilities and infrastructure, large land development sites. Industrial manufacturing and finishing facilities for steel-making production. Industrial and commercial warehousing and maintenance complexes and associated specialized conveying and lift equipment.
