Position Responsibilities:
Establish and maintain relationships with Owners, Construction Managers/ General Contractors, Architects, Engineers, Subcontractors, Suppliers, and Employees.
Responsible for reporting and maintaining profit/loss statements.
Conceptual estimating, planning, and project management as required for individual projects.
Responsible for daily management and control of the total scope of services as either defined by the project documents, or through specific contract negotiations to meet profit objectives for individual projects.
Supervision of accounting department in the preparation of job cost projections, profit and loss statements, subcontractor/ vendor payables, and monthly billings.
Initiate, prepare, and maintain project reports for activities including submittal tracking, subcontractor insurance verification, change order logs, permit status and inspection records, RFIs, logging and tracing of addenda and supplemental information and scheduling.
Negotiate, prepare and maintain subcontracts, purchase orders, and change orders.
Create and maintain correspondence both written and verbal with clients and subcontractors to review project status, significant events, outstanding issues, etc.
Responsible for proper closeout including the issuing of Full & Final change orders, punch list signoff and acceptance, and final billings.
Maintain and update computer systems including Timberline, Excel, Primavera, Suretrak, OST, Prolog, Microsoft Project, and Microsoft Office software applications.
