Schedule all involved contractors on-site as well as off-site for each phase of development from dirt through closing. Review houses daily to ensure readiness for next trade. Be aware of ever changing applicable building codes, OSHA requirements and Swppp compliance. Monitor subdivision cleanliness and hold the subcontractor responsible for daily clean-up. Make sure house is complete without any outstanding items before the closing sign off. Establish and maintain contact with appropriate city officials and inspectors as needed and verify that city final is complete and passed by the city inspector. Call and walk all inspections with inspectors. Inspect each house to determine the status per the production schedule. Assure the quality of workmanship and that all work is in accordance with the plans and specifications. Walk units to assure they are ready for inspections and subcontractors the day before they are due to arrive. Prep all units for final inspections and homeowner walk-through. Note outstanding homeowner walk-through items and schedule subcontractor to repair. Maintain a safe work site by implementing good housekeeping regulations and safety requirements. Make sure schedules are met. Make sure budgets are met.
