Serving and reporting to as division Director to the President/CEO. Responsible for all division departments from pre development through final development and property management stages. Company developed their own commercial and residential projects and also provided private equity finance and Owner Representation/Construction and project management in joint ventures with other major development firms and land owners. As Division head oversaw and operated as liaison for Owners and joint venture partners by and between all operations of General Contractors, Construction managers, Project managers, Architects and Engineers, Banks, Tenants, Vendors, Local Counties etc.
Projects included Shopping centers, malls, mid and high rise condos, Warehousing/distribution facilities, Movie theaters, Out parcel development of Blockbuster video, Banks, Fed-X buildings, Gas stations, Supermarkets and Drug stores (Publix, Winn Dixie, Grand Union, Rite Aid, Eckerds, Walgreens) and Hotel Conference centers and Class A office buildings. Developed master planned residential communities throughout Florida and Mississippi from single family, multifamily, ocean estates and mid/highrise condos.

Recruited by Head Hunting firm for founder R. Kennedy as Executive Vice President to increase the earnings of existing operation and create an infrastructure to support future growth of their residential division. Took company revenues from $4.5 million to over $23 million net in closings in 5 years. Oversaw complete residential operation and staff of 17 personnel and reported directly to Owner. Developed various scattered lot/housing programs in several WCI master planned communities and purchase of land to develop projects themselves. Company then sold.
