Assumed control of phase two of $300,000,000 project three months behind schedule and brought to opening on time and $1,500,000 under budget. Brought project back on schedule after highest rain levels in 50 years. Achieved highest resident satisfaction scores of all company divisions, including Hawaii. Kept property management budget operating profitably, reducing contracts for landscaping by $120,000 and changing utility billings to save $135,000 per year. Reworked site plan to relocate 25 homes, saving large oak trees and lowering fill requirements. Added curbs and sidewalks to projects without increasing budget through site work savings. Developed ten-acre self-storage site and outparcel for Walmart, completing both ahead of schedule and under budget estimates.

Led general contracting company, specializing in installation of complete subdivision site packages. Executed 1,800-unit subdivision over ten-year schedule, including modifications to existing golf course and waste-water plant. Converted city of Sanibel to gravity sewer by installing 25 lift stations, abandoning sewage treatment plants, and working closely with Department of Environmental Protection in sensitive wetland areas. Completed numerous commercial sites, including Home Depot, jet staging area at airport, and hospital addition. Oversaw merger with I & E Homes in 2003.

Led 17-person staff, including soils testing team and two survey crews. Built live demolition course in Korea, 1,200-person dining facility in Honduras, and 6,500-foot airstrip at Fort Benning. Completed 300-mile pipeline survey in Honduras six weeks ahead of schedule.
