A professional purchasing and construction associate specializing in managing multiple aspects of new residential construction operations. Due to a tremendous work ethic and strong interpersonal business relationships I have managed to thrive during the homebuilding recession by developing through a broad range of experiences.
My career started with managing a high volume multi-family community in topography challenged San Antonio Texas. After being ranked as a top superintendent, I was asked to help lead the implementation of our, company leading, 47-day construction schedule. Upon successful implementation I was promoted into our Area Purchasing Team with full management responsibility for over 60 trade partners across Houston, Dallas, Austin and San Antonio where I saved over $2 million of house cost in 8 months for 2009 closings. My most recent accomplishment has been helping lead the successful post Pulte-Centex merger implementation of Pultes Operating System for the purchasing team in San Antonio.
My wife recently obtained a position at the Orlando Regional Medical Center, and we are moving to the Orlando area in May 2010. We are extremely excited about this move to Florida and starting the next chapter of our lives. I am very confident my experiences reducing cycle time, controlling cost, and adding homeowner value over the past 6 years will result in multiple 100% returns on my employment.

PROFESSIONAL EXPERIENCE
Pulte Homes of Texas L.P., San Antonio, TX 2004 - Present
Purchasing Agent- Develop scopes of work, analyze budgets, verify takeoffs, manage bids, and negotiate with subcontractors to achieve benefits for the Texas Area and San Antonio: oOn pace to add $1.1M in additional profit for the San Antonio market by the end of 2010 through trade rationalization and price negotiation. oReduced house cost across the state of Texas resulting in $2.13M additional profit on 2009 closings. oResponsible for accounts across the Texas Area totaling over $45M per year spend. Texas area includes the San Antonio, Houston, Austin, and Dallas markets. oConstruction team utilized procured trade base to reduce cycle time from 55 to 47 days in the San Antonio market. Cycle time metrics lead the nation. oHelped reduced electronic purchase order (EPO) count and dollar spend by 65% in the past 11 months. EPOs includes warranty, sales, contract variance, and production costs. o2009 Customer satisfaction scores are the highest in San Antonio history and have gone from worst in the country to 2nd in less than 18 months. The Pulte Homes San Antonio division was awarded JD Power #1 in Customer Satisfaction in 2009.
Pulte Division Expert Assistant to the Vice President of Construction. Worked with purchasing, finance, sales, and construction departments to develop, implement, and maintain a new production schedule for the San Antonio division: oImplemented concepts of lean production, line building, rigid scheduling, and cycle time reduction to the entire San Antonio division and subcontractor base by way of scheduling tool. Efforts realized cycle time reduction from 100 days to 55 days over the following two years. oSubcontractor and employee training for the implementation of the new schedule. oMaintained a computer based program used by superintendents to pay vendors and schedule all 618 homes for the San Antonio division in 2007. oDeveloped detailed construction schedules specific to each individual plan and elevation for 14 neighborhoods and over 50 plans. oMonitored and approved buyers requests from our sales associates.
Pulte Superintendent and trainer Managed the construction of homes and certified by Pulte Homes to train new employees: oTexas TOPS Contest Winner, 2005 and 2006 San Antonio - Neighborhood with the highest customer satisfaction as rated by JD Power for the Texas Area. oPermitted and managed over 150 addresses by corresponding with various city inspectors, engineers, and architects to resolve issues and challenges over a 2 year period. oResponsible for entire construction process from lot stake to final homeowner signoff. oCompleted various training programs including, but not limited to purchasing, building methods, SWPPP, and OSHA safety offered by Pulte Homes.
