2005 to present PFD, LLC Managing Member -- Louisville, Kentucky
PFD, LLC is a single-member entity, which performs land development activities in and around Louisville, Kentucky. One of the developments is Heritage Hill, an 800 acre residential and golf community located in Shepherdsville, Kentucky (www.heritagehillcommunity.com). PFD is a partner with the landowner and is responsible for all residential development activities on the property. This includes all of the following: working with the local regulatory agencies, utility companies, design engineers, contractors and utility companies, including all contracts. All advertising/marketing programs, sales, and accounting procedures are handled as well. To date, 121 home sites, 90 patio home sites and an 18-hole championship golf course have been developed. Currently, my partners are evaluating liquidating their position through a sale to another firm.
PFD is also part owner of two partially developed multi-family parcels in Louisville. These total 17 acres and will have 264 units when fully developed. Site work is complete and construction plans and pricing are in place. Development is on hold pending financing. I am looking for other opportunities due to the current state of the real estate market in the region.
1995 to 2005 NTS Development Company Vice President -- Louisville, Kentucky
Reporting directly to the President and part owner of the firm, Brian Lavin, I was responsible for all development and P & L activities of the residential developments in the Louisville, Kentucky market, including developing long range business plans and goals. Evaluation of any new property acquisition and development of the planning objectives of the firm were also primary responsibilities.
Communities completed during my tenure at NTS were Lake Forest (2,027 home-sites and 1,258 acres), an upscale residential country club community that is home to an Arnold Palmer designed golf course and clubhouse, Sutherland (300+ home-sites) and Glenmary (100+ home-sites). All of these developments were completed and successfully turned over to the homeowners associations at a substantial profit to NTS.
The Beckley Woods plant is a 470,000-gpd facility that was owned by NTS, but has since been sold to the Metropolitan Sewer District. Activities included managing the operators and evaluating fresh water infiltration issues. 1990 - 1995 Friendswood Development Company (A subsidiary of Exxon Company U.S.A.) I was directly responsible for all residential development, construction and environmental studies in Clear Lake City, Texas. Clear Lake City is a 15,000-acre Master Planned Community with a population of over 45,000 in 1995 and an average of 593 lot sales annually for the four years I was there.
1982 - 1990 Exxon Company U.S.A. -- Financial Analyst and Project Engineer Houston, Texas, New Orleans and Lafayette, Louisiana
Upon graduation from the University of Louisville, I joined the Production Department of Exxon Company U.S.A. as a Project Engineer for offshore oil and natural gas operations. I then served as a Financial Analyst within the Exploration Department, performing the financial and technical assessment of proposed oil and natural gas exploration wells.
Attended business school in the evenings, and in December 1987, received my M.B.A. from Loyola University in New Orleans. In June 1990, received and accepted an offer to move to a position of greater authority and responsibility at Friendswood Development Company. _________________________________________________________________________
