Manage the Maintenance/Welding department, the Quality Control Department and Procurement for Operations for The Mid-Atlantic Group of Oldcastle Materials which is one of the premier integrated suppliers of aggregates, asphalt, ready-mix concrete and paving services in the northeast United States. The Mid Atlantic region currently consists of 12 locations. Responsible for effectively managing all QA/QC and Maintenance / Welding personnel. Responsible for interviewing, hiring, training, planning, assigning and directing work, disciplining and rewarding employees, addressing complaints and resolving problems. Responsible for Job/Project scheduling and set up for the maintenance department daily, visitation to all sites weekly to ensure proper predictive / preventative maintenance procedures are being followed. Prioritize, plan, budget and coordinate all repairs including winter maintenance, Ensure repairs are coordinated with operation department involved, so as to minimize production downtime, troubleshoot any issues or problems that may occur. Call vendors, contractors, parts and equipment manufacturers for any technical support necessary. Responsible for establishing, implementing and managing predictive and preventive maintenance programs for all locations throughout operations in the Mid Atlantic division. Responsible for all aspects of procurement; vendor relationships, new contracts, inventory tracking, only person authorized to order any materials for Operations, ensure that all tools, equipment and supplies are ordered as needed for the Delaware region. Only person authorized to issue purchase order numbers for Operations. Also complete check requests, new vendor forms, entering bills into system for payment, continually evaluate opportunities to cost control and disputes with billing etc Established and implementing CWorks, a computerized maintenance management system to track work orders, inventory, total cost of individual items, location of item, history and cost of labor and parts of maintenance performed by job and by plant location all of which helping to create a more successful predictive / preventative maintenance program. Develop and enforce polices/procedures for an effective quality control program. Responsible for scheduling of QA/QC lab and road techs daily based on operational needs, overseeing the development and design of sufficient asphalt mix designs to meet the needs of the customers, submit any letters and/or documents needed to any agency or customer, review contracts and upcoming bids with Operations Manager to ensure proper material costs are submitted to Sales prior to bid. Responsible for daily interface with the Sales, Construction, and Operations Department to maximize production efficiencies and cost effectiveness in meeting customer demands. Responsible for timely and complete investigation of customer concerns. Planning, organizing, documenting and monitoring ongoing quality, skill development and training to ensure all Quality Control personnel were fully trained and certified for their current role, ensure that all paperwork and certifications are maintained for the NUC gauges via the Delaware Region RSO Officer. Visit all lab locations and current job locations weekly where there are QA/QC personnel working
Responsible for enforcing all safety policies and procedures, ensure a safe work environment in compliance with all policies, procedures and laws using the appropriate tools and equipment. Oversee requirements of the storm water plans for each plant, prepare weekly toolbox talks for unit, completing two safety audits per month at various locations and safety training for all new HMA, Maintenance and QA/QC personnel.

Responsible for the overall operational efficiency of all capital and renovation projects with an emphasis on cost control and budget. Responsible for the physical scheduling, follow-up, inspection and completion of all capital improvement projects at all projects including active scheduling and time tracking of all team members and subcontractors, physical inspection of all work and progress on a daily basis, providing written reports detailing all deficiencies to be delivered weekly to individual team members and subcontractors. Insure proficient time tracking for all members of each sites facility team. Responsible for ensuring all inventory control issues are handled effectively at each site, tracking use of company and site level supplies by each department separately in an effort to provide detailed cost control. Daily reports of all properties standings and team performance. Hold individual team meetings daily or as deemed necessary. Hire and termination of personnel. Interview and hire of leasing staff, weekly staff meetings, implemented Microsoft outlook program and was task manager, assisted with the development of the companies Policy & Procedures Handbook given to all Schwab Group employees, marketing & promotions, all employee leases, complete set up and design of website for one property and assisted with website design and set up for two other properties, office supply ordering and distribution to various departments and properties, maintenance and janitorial supply ordering from various distributors and vendors as well as the distribution to various departments and properties, direct involvement with the acquisitions of two properties, walked over 400 units for inspection prior to settlement on two properties, complete set up of leasing/rental office at one property and redesign of an existing office at another newly acquired property, dealt with all employee personal issues such as court, child support, need for attorney as well as advancement of pay, ensure all properties carried correct insurance such as property, liability and vehicle, handled all workmen's compensation claims, handled any and all correspondence for and from owner, handled all correspondence, documentation, spreadsheets and calls for and from the facilities supervisor, bid out all new construction jobs, direct contact with all subcontractors on a daily basis, walk all renovation units for progress, make renovation punch list spreadsheets, post to respective unit, assign units to specific renovation teams for completion, renovation and new construction schedules for all properties for in house maintenance and renovation staff as well as outside contractors. A/P and A/R as necessary during lapses in employment in accounting.

Provide all faxing, copying, and specialty mail for management staff. Arrange all travel & schedule arrangements for management. Ensure all retail tenants maintain the required insurance by law and lease and send default letters when necessary. Regulate access to roof (HVAC Units), electric and telephone rooms.
