To Whom It May Concern:
I would like to take this time to introduce myself, submit my resume and describe my career experiences. I am currently looking for an organization that needs an experienced hands-on manager who can develop either commercial or high end/multi-family residential projects from pre-construction activities, contract buy-outs, site supervision through client/professional relationships. I have developed my skills through a career of hands on application, I am a self-starter that can hit the ground running and I am able to work independently while also being a team player. One of my strengths is my ability to communicate with all parties and my complete knowledge and abilities to know which means and methods to apply to complete the task at hand.
I started my career in 1972 as a carpenter being trained in the structural and finish aspects of both single family and multi-family structures, after five years I was offered a superintendent position where I managed the development of 106 custom homes with responsibilities from customer relations with homeowners to site improvements and all construction activities from foundation to final inspections.
In 1980 I started a business that offered Construction Management Services and over the next 11 years we completed 14 projects both Residential and Commercial totaling $19.5M in management contracts.
After a successful 11 year run in 1991 I was offered a Project Managers position with a General Contractor that developed Big Box Retail and Restaurants projects, both ground up and tenant fit-outs all along the East Coast where I spent the next 9 years developing my management skills.
In 2000 I was offered the largest project of my career, which was a $60M total renovation of two thirteen-story apartment buildings totaling 520K sf., with 434 units.
I acted as the Owners Rep/Project Manager & General Superintendent. I spent the next six years managing everything from design development, pre-construction, contract buyout, permit issues and applications, environmental abatement, demolition, structural repairs, site development/utilities, structural exterior wall panels, complete new interiors including finishes, all new MEP, Fire and Life Safety systems, roofing system, elevator reconstruction, 2 new CIP two story concrete parking garages and everything in between including final CO inspection and project closeout.
Upon completion in 2006, I was recruited to develop a project in South Florida, a $35M Toyota Dealership, this project totaled 580K sf, consisted of a 400K sf precast four story concrete parking structure which was used for both inventory and service, the remaining 180K sf was developed as showroom and office space.
Please feel free to contact me for additional information or to schedule a meeting. I look forward to discussing with you the ways in which I can fit in to and help grow your organization. I am also willing to relocate for the right opportunity.

Sincerely,

Gary S Kozianowski
