Managed three developed condominium sites in Virginia Beach, Hampton,
and Williamsburg, where projects ranged in value from $20 to $80 million.
Coordinated infrastructure requirements with the Development Manager
for electric, gas, water, sewer, phone and cable, as to the scope of work.
Managed the day to day operations of large up-scale condominium
construction projects, working with superintendents, subcontractor trades,
vendors and suppliers. Worked directly with architects, engineers and
surveyors as projects progressed toward completion. Met with Code
Compliance, Planning and E&S departments for all local governments as
required for each project. Managed all phases of construction for each site to
assure that every project was delivered on time and within budget.

Inspected all phases of construction to assure that the projects were delivered per plans and scope of work. Completed inspection reports on a daily basis to monitor the quality standards as set forth by the company. Noted any discrepancies and assured that any items found were corrected before moving on to the next phase of construction. Managed a warranty staff to insure that all issues were resolved with the homeowners and met with them afterwards to be sure that they were satisfied with our service and repairs. Hired as Quality Control Manager, and later promoted to Project Manager because of my knowledge of construction methods and my experience with estimating, scheduling and developing budgets. Managed complex work requirements posed by renovation of historical 1900's period built homes with complicated guidelines for performing these tasks. Partnered with the Flag Housing Office, the ROICC Office and the tenants of Admirals Row, requiring strong people skills and the ability to deliver a high quality product to the Government. Worked with Government inspectors, engineers and project managers to monitor the daily activities and progress of several on-going projects. Managed all phases of new home construction, in large up-scale planned communities. Monitored underground utilities and infrastructure to assure that they were installed as to our master plan. Met with agents and adjusters daily to provide a scope of work and cost
budget for all insurance claims reported by homeowners and businesses.
Provided cost of repair estimates by using several programs that were
approved by the insurance industry. Negotiated estimates with adjusters to
be sure work could be completed with in budget and providing a fair profit
for the company. Managed all phases of demolition and renovations.

Managed the daily operations of Purofirst. This was the insurance division
for the company that provided water, fire and storm reconstruction service
for all major insurance companies in the country. Directly coordinated all
activities with the agents, adjusters, estimating departments, vendors,
suppliers and sub contractors in all phases of restoration and renovation
construction. Scheduled work requirements with the proper personnel,
equipment and materials to insure that projects were completed as budgeted
and on time. Assured that quality control programs were effective with the
regards to the established high standards for the insurance industry.

Facilities Maintenance Contract at the Yorktown Naval Weapons Station.
