SELECTED ACCOMPLISHMENTS Directed large projects, improving profits. Tasked with leading development of 200,000sf office building for Center for Disease Control. Building schedule was critical based on lease requirements. Made critical decisions with regard to proceeding without formal GSA approval in-order to maintain schedule and minimize costs to GSA. Building was completed ahead of schedule and over $1M under budget, plus a $400K profit on the tenant fit-out additions, resulting in a significant increase in the NOI. Negotiated multi-utility & Infrastructure Contracts. Zoning approval required placement of all existing overhead utility lines, at developers expense, on 900 of State Road, into under-ground duct banks. Coordinated and negotiated with all existing utility providers. Completed all utility relocation and additional State Road work, while keeping pace with balance of development. Also completed all infrastructure work for New Town Center while maintaining operation of 1.4M sf of existing office buildings, on time and under budget. Coordinated new town center. Negotiated contracts to construct 1,150 space underground parking garage to serve as platform for public plaza, 150 condo units, 40,000sf of retail space and 910 bed student housing building. Construction required excavation and removal of over 100,000cf of dirt. Fast tracked excavation permit to allow early start. Parking garage completed on-time and under budget to allow for completion of balance of construction, while garage open. Met construction deadlines on-time and under budget. Construction of student housing building was scheduled to be completed by August 2006. Fast tracked negotiation of Guaranteed Maximum Price contract while architectural plans were being completed and construction permits secured. Once plans were completed, re-bid work to accommodate changes. Project was completed on-time and over $2M under GMP. Cost effectively redesigned project. Architectural plans were changed mid-construction adding a roof-top pool to student housing. Utilized structural engineering background along with close association with engineer on project to mutually develop plan to allow for pool without affecting completion schedule. Cut costs on project enabling completion of $1M pool without adding to total cost of building. CAREER HISTORY President, Linbar, Inc., 1990 to Present. A real estate-construction-consulting company, acting as Director of Construction, and a member of the executive staff advising a Developer. Managed all budgets and schedules and negotiations with all contractors, consultants and government agencies associated with all projects. Principal / Equity Owner, Sigma Development, Inc., 1977 to 1992. Major equity partner and owner/contractor, developing shopping centers and apartment projects throughout the Southeast United States. Directed the development and construction of a 200 acre office park in Virginia. Responsible to partners, for all project costs and development success.
