Key Project Summary
Waterstone
Oxford, Michigan
Waterstone is a 1,400-acre Planned Unit Development project that reclaimed a former sand and gravel pit operation into a residential, commercial and retail community. I directed the design and construction of this site over a five/six year period. Consultants and contractors were hired and directed by me for that period. The site construction included eleven subdivision developments, all water main, sanitary sewer and storm water systems for the entire site. Entitlements, permits and other procedures were included as part of the project task and were completed. Innovative geotechnical features of note were hydro flotation, material surcharge and the construction of a 72-inch tunnel under M-24, a major state highway. The completed site included eleven separate residential developments, a Meijer store, a retail center and a 27-hole championship golf course.



Lakes of Milford / Bluffs of Milford
Milford, Michigan
Lakes of Milford is a 600-acre single family residential community that reclaimed a sand and gravel pit operation in Milford, Michigan. The reclamation operation utilized waste sand product and unique dredging techniques to produce landforms for future home sites. Two floating dredges were utilized to reclaim by pumping sand into shoreline areas to create a safer, more natural shoreline and elevated home sites. I directed the construction of the site development equipment and the design consultants. I also obtained the required township, county and State permits and entitlements to site the platted subdivisions.

Country Club Village of Rochester Hills
Rochester Hills, Michigan
Country Club Village of Rochester Hills is a residential site condominium project of 245 detached units. The site is a conversion of a former 18-hole golf course that contained a county drain, floodplain and clubhouse into a picturesque residential community with wetland creation, walk-out basements and open space amenities. The site was divided by these features and therefore an innovative detention and treatment system was created and constructed to integrate them into the subdivision design. The excavation of the floodplain to lower flood plain elevations and the creation of secondary treatment basins were designed and constructed as not only flood control but also as a green amenity to the development. The innovative design of this amenity and its integration into the site lead to the unanimous approval of the project by the city. The site is constructed.

Island Lakes at Midtown Taylor
Taylor, Michigan
Island Lakes at Midtown Taylor is a 199-lot, detached single family condominium community in Taylor, Michigan where a county drain, regional retention basin and native clay soils were a deterrent to development. The site was a tax reverted, Brownfield parcel that was contiguous to a county parcel that contained a 50+ acre retention basin and a large spoil pile. There was also a floodplain elevation associated with the county drain along Goddard Road. The spoil pile and a reconfiguration of the retention basin produced enough material to balance the site earthwork. The floodplain was over excavated to enlarge and lower floodplain elevations and accommodate a bridge crossing. The project was constructed utilizing Brownfield funds.

Woodside Village
Milan, Michigan
Woodside Village is a 200-lot, 60-acre single family residential community located in a high groundwater area of Washtenaw County, Michigan. A geotechnical investigation was performed and a perimeter dewatering system was designed that enabled conventional basement construction without dewatering. The permanent dewatering system currently operates under gravity by draining to a subdivision retention basin where the ground water is pumped to a county drain. The site could not have been developed without the system.

Northville Development
Northville Township, Michigan
The Northville Development project is a 414-acre site of a former psychiatric hospital. The site currently includes 1,000,000 square feet of floor space enclosed in 22 separate buildings including a powerhouse, 2 miles of underground tunnels, and medical waste landfills. The site is currently being planned under a consent judgment, a Brownfield Plan and is currently undergoing pre-development planning. I am part of the partnership design team that will collaborate on a master plan for the site.






Madison Park
Rochester Hills, Michigan
Madison Park is a former municipal landfill located at a major highway intersection in Rochester Hills, Michigan. The site is the subject of a consent judgment, an approved site development plan, a Brownfield Plan and extensive geotechnical investigations. The predominately retail development will be built on pile supports and utilize deep dynamic compaction to minimize settlement. My involvement was the direction of the design consultants to create an approvable site plan. The plan contained engineering techniques that provided methane control, leachate collection and storm water collection and containment. An innovative infiltration basin was designed to avoid the direct discharge of storm water from the development into the Clinton River, a major Southeast Michigan river. The site is currently awaiting the results of geotechnical investigations.

Award for the project management of 200 Flood Insurance Studies in the State of Michigan. The award related to the linkages of field survey information, computer graphic input and HEC-2 data input into a cohesive process. The process fed information from field gathered data directly into a graphic program which would also organize the data in the format required for HEC-2, a backwater calculation program.
