I pre-qualified and selected the trade subcontractors to bid on the project. Prepared the contract scope of work for each trade, bid out the project and pulled selected permits. Maintained a full-time on-site construction management position with project accountability during the construction phase. Reviewed and approved the progress payments during construction. Interfaced with local city building department officials as needed to update them on construction progress. Managed construction of Safety & Technology upgrade program in twelve schools (elementary and middle school) within the LOS ANGELES UNIFIED SCHOOL DISTRICT, Los Angeles, California. Performed as OAR (Owners Authorized Representative) to oversee successful implementation of the entire contract scope of work. Supervised and monitored modernization of eight schools (elementary, junior high and high school) within the INGLEWOOD UNIFIED SCHOOL DISTRICT, Inglewood California. Interfaced with OSHPD representatives directly in Sacramento to obtain the required approvals of equipment anchorage submittals and construction drawings. Supervised and monitored construction of $150 million dollar airline terminal (Terminal 2) at LAX (LOS ANGELES INTERNATIONAL AIRPORT); spending the last 6 months of terminal construction on site, full time. Supervised and managed construction of several new CANDLEWOOD SUITE extended-stay hotels within California and Arizona. The average construction time of each hotel was 9 months and cost $5 million dollars.
At the CHEVON OIL REFINERY in El Segundo, CA. performed oil refinery field construction cost engineering and supervision of demolition of existing FCC equipment and installation of new C130A & B oil processing vessel. Monitored installation of new multi-level 100 foot tall platform including new E-125 and E-125A exchanger tanks and overhead piping racks to support new process piping installed. Supervised and monitored construction of new cooling tower (CT-14), associated CT-14 electrical substation and extensive new cable trays and piping supports. Monitored installation of new multi-level equipment platform to support new ALKY processing equipment and piping being installed. Supervised and managed construction of ADA upgrade program on four schools (elementary and high school) within the TUSTIN UNIFIED SCHOOL DISTRICT, Tustin and Santa Ana, California. Created, developed and implemented the construction phasing plan for the 18 month project. Produced monthly construction reports, performed fee analysis, job cost reports, subcontractor status reports and reviewed and approved monthly subcontractor requests for payments. Selection of and soliciting bid proposals from subcontractors including prequalification, reviewing bid proposals and writing subsequent subcontracts and change orders. Continuous monitoring of all subcontractors' performance during construction in order to keep the project on schedule and budget.

CHEVRON OIL REFINERY PROCESSING UPGRADE, El Segundo, CA. Description: Demolition, installation and upgrade of three (3) areas of the refinery: the FCC unit, cooling tower (CT-14) and ALKY unit Demolition and removal of existing equipment in the FCC unit. Installation of new C130A & B oil processing vessel, E-125 and E125A exchanger tanks and steel I-beam overhead piping rack structure to support new processing piping. Installation of new cooling tower (CT-14) including new CT-14 electrical substation plus extensive cable trays and associated cable tray piping supports. Installation of new multi-level equipment and process piping servicing platforms at both the FCC and ALKY units.
RESIDENTIAL SOUND INSULATION PROGRAM (RSIP), Inglewood, CA. Description: Renovation to reduce the exterior sound transmission Performed field supervision duties in charge of gathering and directing the field team taking measurements and documenting the specific house RSIP information for each residence being evaluated. As the main Studio 3 Architects representative, I was the principal contact with the homeowner to explain the information gathering process and answer any questions about the RSIP at any time while at the residence. I also assisted in the in-house coordination and compilation of the finished floor plans for packaging the homes in groups of 50 to be submitted to the City of Inglewood for evaluation.
