FACILITY MANAGER Owens Corning World Headquarters
A managerial, field position responsible for the third-party management of facility operations for our client, Owens Corning, a $5 billion corporation, at their 400,000 square foot World Headquarters to include relationship management, budget development, implementation and cost control, crisis management, contract administration and oversight of real estate operations. Responsibilities included:

Responsibility for client relationship and all building related operations
Negotiation and administration of over seventy-five vendor/supplier contracts to include housekeeping, security and landscaping.
Development and oversight and implementation of zero-based operations budget of $4,000,000 annually to include monthly variance reporting.
Management of staff of 4 teams totaling 20 employees to include all engineering and maintenance functions, vendor performance monitoring, employee development and training and HR issues.
Identification, recommendation and implementation of capital improvement projects for facility.
Responsible for development and implementation of all safety and security procedures for the 1200+ employee campus, pre and post-9/11.

Accomplishments included:

Communicated daily (face-to-face, phone and email) with clients representative, Director, Corporate Real Estate. Relationship management and performance of team resulted in securing second 3-year renewal of Management Agreement.
Received 100% of at-risk management fee every year as Facility Manager. Fee based on criteria set and evaluated by Owens Corning. At-risk portion was 55% of total annual compensation.
Effectively negotiated with 75+ vendors to accept a reduced payment for services after Owens Corning declared bankruptcy while owing Hines in excess of $500,000, averting a potential out-of-pocket cost of $165,000.
Reduced electrical energy spend by 25% saving nearly $2 million over 8 years by working with engineering, housekeeping, security and Owens Corning employees.
Worked on a team with Hines executive management and legal counsel to get Hines designated as preferred vendor in bankruptcy dealings thus receiving $0.67/$1.00 upfront as opposed to $.10/$1.00 or less and receipt of such at emergence from bankruptcy.
Came in under budget each year by 5% to 10% during Owens Cornings bankruptcy period (2000-2004) at their request and without a reduction in care of the building.
Led Y2K project for all headquarters. Included extensive documentation of all software and associated patches/upgrades, development of contingency plans and possible work-arounds for facility operations and continual communication with client through the event and the subsequent weeks. Result was no incident due to Year 2000 rollover.
Implemented project to increase effectiveness of campus wide security system to include new digital surveillance system, and access system to include administration of ID cards, installation of new cameras with enhanced features and recording capabilities.
Second manager in firm out of 200+ managers to complete company Property Management Training program a six-course, self-study program with written testing to demonstrate competency.
Developed site specific emergency procedures for employee and visitor safety as well as building preservation in the event of natural disasters, power failures and terrorist attacks. Included safety orientation video for all contractors and visitors, emergency procedures communication card for all visitors and contingency plans for various scenarios.
