Direct each facet of retail store modernizations, relocations and expansions for over 100 projects annually throughout United States including Puerto Rico
Obtain building permits and related documents to comply with all pertinent Government agencies
Inspect construction process at critical intervals and follow up on final punch list

Establish and maintain a construction schedule, while coordinating owner supplied materials, orders and deliveries with purchasing agent

STORE PLANNING:
Effectively oversee all aspects of Store Planning, Facilities and Construction for 4 Years.
Assess the need for renovation of existing stores
Accurately produce and interpret construction documents while working closely with Store Planning, Architects, Tenant Coordinators, and Landlords to maintain design integrity

FACILITIES/PROJECT MANAGEMENT:
Provide support in areas of electrical, plumbing, HVAC, storefront gates, etc. to entire chain
Manage the repair process as well as negotiate prices of needed repairs while interfacing with store personnel, Landlords and Contractors to ensure minimal disturbance.
Create and maintain databases in order to oversee periodic costs of repairs
Clear violations applied by Governmental agencies
Perform facilities management duties and emergency repairs for entire chain of 950 plus locations

BUDGETING:
Evaluate construction bids relative to budget goals
Review and assist in the processing of submitted invoices during the construction phase, while resolving discrepancies based on field conditions to maintain design integrity and budget
Managed to stay under annual Construction budget for 4 consecutive years

ARCHITECTURE:
Design commercial, hi-rise residential and mixed use buildings from concept to finished product
Develop and design presentations for existing and new clients
Prepare Construction drawings from schematic to Construction documents
Verify and log shop drawings
Project Manager for multiple projects
Responsible for in-house training of Computer Aided Drafting to other staff members
Collaborate with Principal of the Firm to resolve design issues

NEGOTIATION:
Review, negotiate and finalize Lease terms with Landlords and Attorneys.
Create Lease Exhibits
Responsible for enforcing Lease mandated items through contact with Landlord, Architects, Attorneys and Contractors through to turnnover of project to Tenant.
