New England Development, founded in 1978 by Stephen R. Karp, is one of the premier development and management companies in the Northeast. NED is the regions leading retail developer with more than 25 million SF of retail and commercial space to its credit.
Led a team of architects, engineers, contractors, and attorneys through fast track pre- development and pre-construction phases for 1.3 million SF retail component of a 4.5 million SF mixed-use project known as Westwood Station. It is the largest suburban development project ever in Massachusetts; comprised of 1,000 residences, a hotel, 2 million SF of office buildings, and 1.3 million SF of retail.
Operating Achievements
Secured zoning approval for Master Plan and all related governmental approvals. Established full retail financial proforma, including soft costs, design budget, and construction budget. Supported marketing/leasing team with capital projections and lease document preparation.

Director of Research and Clinical Building Development CHILDRENS HOSPITAL BOSTON (2003 to 2004)
Childrens Hospital Boston is rated as one of the nations top pediatric hospitals (U.S. World & News Report) and is the primary pediatric teaching hospital of Harvard Medical School. CHB is also the number one pediatric research hospital in the world, ranking 5th among independent research hospitals in terms of NIH funding since 1995. Director with full responsibility for the estimating, budgeting, tracking, permitting, design and construction administration for an 11-story, 244,000 SF clinical tower and a 12-story, 300,000 SF biomedical research center; combined value of $305 million inclusive of $35 million in medical equipment purchasing. Led multi-disciplinary teams comprised of physicians, clinical staff, principal investigators, architects, engineers, and contractors.
Operating Achievements
Completed Childrens Hospital Boston Karp Family Research Tower on time and under budget. Developed first MROR Surgical Suite in the United States with full participation of neuro surgical team, architects, engineers, and contractors. Integrated Clinical/Research operational objectives and design through full participation of hospital executives, physicians, and senior scientists, while preserving the project budget. Under financial and competitive pressures, exceeded all permitting, operational, budgetary, and schedule objectives despite limited resources in both capital and land. Created budget and finalized design for 450,000 square foot Boston Tech Center (BTC). Negotiated and closed the lease for the entire facility with Globix, Inc..
