COMMUNITY CONSTRUCTION MANAGER
Responsible for comprehensive onsite project management for construction/production of residential housing developments ranging in size from 50 to 200 units of multi- and single family homes with total project values of $20 - $60 Million. Responsible for onsite supervision of all phases and aspects of construction beginning with pre-construction planning through release of bonds and encompassing site preparation and infrastructure (excavation, roads, curbing, storm and sanitary sewers, and main utility service), related on- and off-site improvements, and construction of housing units from permitting to certificate of occupancy.
Key member of the project team established for each development interfacing with corporate management, sales & marketing, design center, finance & accounting, and architects/engineers. Implement and maintain critical path schedule for development.
Acts as the primary point of contact and onsite representative for the Company in day to day dealings with customers to keep them informed on the progress of their home construction, resolve any problems, and ensure that they are fully satisfied with the final delivery of their home.
Field manager responsible for direct supervision of handymen, laborers, and other company-employed tradesmen including performing annual performance reviews.
Schedule, coordinate, manage, and inspect the work of subcontractors and trades to ensure on-time delivery of high quality homes within established budget constraints. Implement and enforce terms and conditions of subcontracts. Negotiate and administer on-site changes to specifications and subcontract terms. Work closely with engineers and architects to verify specifications and to gain approval for necessary design changes. Authorize payments and represent company's interests in resolution of subcontractor disputes

Responsible for oversight, scheduling and coordination of all subcontractors. Performed ongoing inspection of units to determine manpower requirements, maintain schedule, hired and supervised laborers and other tradesmen, generated punch lists, and ensured that construction was being performed in accordance with specifications. Responsible for quality control and quality assurance on assigned units.
Prepared units and coordinated and obtained rough and final inspections by local building officials. Participated in weekly progress meetings with site and home office managers. Interfaced with company engineers, architects, and sales personnel to determine appropriate design specifications and features. Provided and coordinated post-closing support to company Service Department.
