Coordinated construction activities with State of California for CIM (Chino Institute for Men) improvements [at] College Park. Then successfully negotiated cost sharing reimbursement of $353,000 with the State of California Dept. of General Services for CIM/ SunCal improvements.
Recommended & coordinated w/ upper management to enter into a written agreement with Cleveland Farms to grow corn in Ph 2 of College Park (while on Marketing Hold) in turn for keeping unsold residential pads weed free until 2010 that will save hundreds of thousands dollars in weed abatement.
Initiated the Common Area Utility Meter Set-Up and Turnover Documentation Process.
Successfully met City of Mission Viejo deadlines to turnover James G. Gilleran & Curtis Park site improvements to the City in time for the start of Little League season March 1993.
Successfully met mass grading deadlines for the United Parcel Service (UPS) super pad & several roadways required to allow construction of the telephone backbone and trunk sewer main systems required for certificate of occupancy & close of escrow by UPS and Pacific Crest Mills - 1989.
Managed the design and construction of multiple projects from conception to completion. These projects consisted of hillside mass grading (including blasting and oversized rock disposal), 400 acres for commercial/residential super pads and one-half width of the San Joaquin Hills Transportation Corridor, Rte.73, for a total of 7 million cubic yards of mass excavation, 3 million cubic yards of alluvial removals and a budget of $21 million. Also street improvements, traffic signals, master storm drain facilities and park site projects on Mission Viejo Co. property.
