Projects include site and civil design, taking the project through the approval process and design development, and assisting in the construction phase. Perform cost analysis and value engineering for projects. Responsible for profit/loss for each project. Project examples include redevelopment of commercial/industrial space into residential condominium developments, large scale office complex, large scale, big box retail brownfield development, high rise residential, and suburban office development. Develop Pro Forma profitability reports for new potential projects and adjust existing Pro Formas to accurately reflect current project status. Review and approve weekly advertising and website content, create marketing mailers and brochures, develop marketing events for brokers and customers. Responsible for weekly safety inspections and reporting. Prepare contracts, seek bids and negotiate contracts for all building and site trades and suppliers. Review quality control and prepare for monthly QA/QC inspections. Review reports with Construction Staff. Review and approve all subcontractor, supplier, and overhead invoices biweekly. Manage budgets and contracts accordingly.
Additional responsibilities include Land Acquisition for the counties of Montgomery, Chester and Delaware in Pennsylvania as well as the Harrisburg/Hershey area. Provide training and mentoring to new Assistant Project Managers helping them develop into successful Project Managers.
