LIZA COMMUNITIES (Contract Position)2007- to 2008
LEED Project Manager
Nature & Scope:
Under the direction of the VP of Construction employed to provide leadership, direction and oversee the development and implementation of the LEED for Home (USGBC Pilot Program) for LIZA Communities Shorelands Development. The position focused on research and development of sustainable site, water, energy and materials initiatives while collaborating on the evaluation of preliminary costs and performance metrics.
Major Responsibilities:
Assembles project team, identify needed resources, assign responsibilities and specific timeframes to facilitate successful completion of project activities and deliverables. Specify the level of attainment (yes, no or maybe) for each LEED point by identifying both the opportunities and limitations and evaluate the feasibility and cost benefits (ROI) of the project . Guide lead building owner and design and construction project teams in applying green building concepts and emerging technologies to their projects and support building owners in developing specific LEED program and policies for sustainable operations. Offer a wide range of services, including: strategic planning, workshop facilitation, design consultation, LEED project management, specifications review and materials research, guidelines and educational resource development, and presentations and trainings. Prepare and incorporate LEED Specifications, trades Scopes of Work, Cost, Resources, Risk, Communication, Project Integration, Procurement and Quality with respect to LEED goals to attain certification. Incorporate LEED performance testing and inspection schedules into the construction process Developing policies, strategies, and procedures to implement and monitor successful social responsibility and sustainable business practices including Waste Management Plan (LEED, Reg 102/103) Develop and present spreadsheets, charts, tables and other means of tracking and presenting the data required in connection with the various LEED categories and targeted credits. Arizona Division: Project Manager & Architectural Services (to assist start-up operations)
Nature & Scope:
Under the direction of the Division President employed to provide Architectural design, development and documentation services for the new Division in a Program Management position of responsibility. I was the direct contact and coordinated with external resources such as Design Firms, Architects, structural / mechanical engineers, supply partners and third party ES raters helping to reduce complexity and risks, and ensuring the strategy is viable, feasible, seamless and most cost effective.
Major Responsibilities:
Review and coordinate all architectural drawings to ensure that all working drawings comply with the strict standards and criteria of the State Building Code, IRC 2006 (International Residential code), Subdivision Zoning / Ordinance, Energy Star compliance standards. Coordinate, supervise and implement Mattamy Homes Energy Star Program Prepare, coordinate complete construction documentation & specifications for submittal for Building Permit Application & HOA. Design, implement and maintain Mattamy High Performance Construction Guide (QC & QA manual). Introduce a Mattamy Standards Detail Catalog and architectural drawing library. Modifying trades Scope of Work & Contracts to include all High Performance / Sustainable Construction upgrades to meet or exceed proposed construction standards including Quality Assurance Standards Coordinate and oversee the revision process of all working drawings, As Built Drawings between phases, structural revisions, County and subcontractor revisions providing Issued for Construction drawings to Construction Department. Conduct site inspection visits to correct or improve information shown on working drawings and insure quality control is achieved. Prepare budgets and options for architectural and Energy Star code items Tracking, measuring, verification and documenting how energy performance compares to the design intent.
Halton Division: Energy Star Auditor (Quality Control / Assurance & Performance Testing)
Nature & Scope: Under the direction of the Division President / VP Construction I was contracted to start-up the Energy Star Program and ensure during construction development and administration that energy performance features as per construction documents are adhered to and to help produce a more comprehensive set of as-built documents. Major Responsibilities:
Develop and document energy performance strategies and methodologies for the project and adjust these strategies and systems to meet or exceed ENERGY STAR criteria for building design. Required to perform field audits, performance testing (Blower Door) and inspections of homes at various pre-determined stages to identify and address problem areas and issues. Communicate items or areas of concern to Mattamy Builder Staff and Trade Partners promptly, cooperatively, and if needed, enforcing compliance to ensure rectification at the earliest stages. Directly work with Design Team, Trade Partners, Contracts and Construction to eliminate repetition of errors in the form of weekly meetings, building education and training programs.
SCARLETTE HOMES: (Contract Position) 2000- 2005
Project & Construction Manager
Nature & Scope: Under the direction of the Division President, I was contracted to provide architectural design and development services to the Division. This involved performing various tasks and working with internal areas of the business such as Land Development, Construction Purchasing, Marketing and design group and externally with Municipalities, city officials and trade partners.
Major Responsibilities:
Coordinating and detailing of OBC construction documents for permit approval. Front line contact person for all redline issues, problems or concerns that may be required to achieve building approval as well as directly active in the bid process, general tendering and legal documents process. Initiated daily/weekly site visits to insure quality control and handling all architectural or structural issues or concerns. Implemented several procedural requirements to streamline service, cost-effective measures, introduced Best Practices Construction Technologies with a mindset and concern to improving customer satisfaction and warranty service. Land Development (Meadowlands of Ancaster):
Strategic Planning Board with the developer, builder and City in establishing site and neighborhood development standards. These standards included density thresholds, population targets, bicycle & pedestrian amenities, parking locations and designs. Also developed incentives for development proposals such as transfer of development rights (preserving low density areas).
