-Developed method, using existing chillers and pumps, of free cooling in winter which delays or prevents operation of cooling equipment.
-Developed program code in the building control system to dynamically calculate outdoor heat index which is now utilized by Siemens Building Controls Division.

-Assisted in designing Excel spreadsheet to track facility utility consumption, allowing facilities of varying sizes to be correctly compared.
-Designed Excel spreadsheet to bill back tenants for after-hours HVAC at actual cost per hour and fixed cost per hour.
-Designed Excel spreadsheet to bill back tenants for metered and estimated above standard energy usage.
-Designed Excel spreadsheet to calculate actual retrofitted chiller energy savings monthly.
-Resolved numerous 38 year old temperature control issues within one week after purchase of 501 Congress reducing temperature related calls to an average of two per month.
-Reduced electrical consumption at 501 Congress by 271,000 KWH, or $25,000.00, within the first year of new ownership/operation by changing Central Plant operations, while occupancy stayed the same, and tenant comfort improved.
-Designed a means to shut off fan-powered VAV boxes in cooling mode.
-Interpreted and converted SAP software numerical service codes into laymans terms and created a spreadsheet including allocated service hours for each service contract for the technicians under my responsibility.
