Twenty five plus years of diversified and increasingly responsible experience in the following areas. POLICIES AND PROCEDURES MENTOR/CONSTRUCTION
Subject matter expert for the US Army, Multi-National Force and Iraq Government in planning, engineering, contracting and construction management. Mentoring the Ministry of Interior Investment Planning and Traction section by validating existing standard policies and procedures for developing and tracking an annual investment plan through execution of over 97 infrastructure construction contracts and projects for the Provincial Directorates, consisting of, but not limited to, National Police stations, Border Protection Stations, Warehouses, National Airport facilities, Explosive Ordinance facilities, etc. Responsible for assisting with improving, streamlining and/or developing necessary policies, standards and procedures to complete facilities, contracts, assist with the development of a maintenance sustainment program to better maintain new and existing facilities. The intent is to get the Iraq Ministry of Interior personnel to take ownership and maintain their new and existing constructed facilities.

VICE PRESIDENT OF PLANNING AND LAND DEVELOPMENT
Managed the Planning and Land Development Department that oversees all the Architectural and Engineering Designs, and Landscape Architecture including but not limited to all Grading, Storm Drain, Sewer, Water, Street Improvements, Electrical Utilities, Water Tank Sites, Pump Stations and all Final Map processing through the various municipalities, environmental agencies and Army Corp of Engineers. Additional responsibilities include the management of all budgets, staffing, purchasing, contracts and overseeing the construction of same for 14 separate subdivisions and master plan communities throughout Southern California with budget ranging from $5,000,000 - $80,000,000 each. Examples of projects completed under my supervision are:

DIRECTOR OF OPERATIONS Coordinate and manage all construction operations for residential builder of custom, semi-custom and single family tract houses and condominiums, which include: purchasing department, construction department through customer service. Responsibilities include: overseeing the processing of plans through municipal agencies, coastal commission and environmental agencies. Preparing all preliminary budgets for proposed projects, project scheduling, staff development, project budget tracking, responsible for coordinating and supervising project managers, field superintendents, architects, engineers and sales staff for semi-custom home projects all located in coastal Southern California.

Responsibilities included: municipal project processing including obtaining permits from city and county approval agencies; bond placement and exoneration; preparing budgets; project scheduling; writing product specifications; staff development; Architectural Committee Chairman; President of Master Homeowner Association of 500 homes; Homeowner Association turnover for landscaping and building walks; conducted job walks for quality control and building code adherence; organizing customer service department. In addition, other duties included: coordinating and supervising field superintendents, architects, engineers and landscape architects.

Successfully completed 800+ single-family homes totaling more than $60 million in construction costs.
