Major Public Agency - Performed construction cost assessment for 12 real estate development projects (valued at $9.3 billion) within a major reconstruction program underway in downtown New York. Developed a range of probabilistic cost estimates to complete the elements of the program based on updated probabilistic schedules. Cost assessment accounted for the cost impacts due to the schedule delays resulting in an increase in hard and soft costs (i.e., material and labor escalation, extended home-office and field-office overhead, and program contingency). Presented findings to Agencys Executive Director which were further presented by the Agency to the State Governance.
Professional Services Firm - Developed strategic portfolio planning, capital planning, and project execution planning for the transformation of firms $650 million annual real estate program. Developed financial business case to support the strategic transformation of the facilities management group. Developed and implemented business processes for program management during the real estate project lifecycle, i.e., planning, leasing, design, construction and close-out. Developed and defined workplace design guidelines, site selection tool, headcount projection tool, programming tool, construction cost estimation metric and performance management metric for effective and sustainable program management. Coordinated implementation of Integrated Workplace Management System (TRIRIGA) for space and transaction management.
Catholic Archdiocese Organization Evaluated the reasonableness of the probabilistic post-closure cost estimates (based on Monte Carlo simulation model) prepared for financial reporting. Conducted annual environmental assessment of organizations assets including landfill and power plant facilities. Conducted site visits to remediation and landfill facilities to identify and assess significant risk issues material to financial statements (i.e. FIN 47, FAS 141, FAS 143 and Sarbanes Oxley Compliance) and verified the reasonableness of highly probable landfill airspace as reported by the organization.
International Financial Services Firm Developed and implemented a policy and procedure manual for the $180 million construction project of a major international financial services firms global headquarters in midtown Manhattan. Assisted the CFO in implementing project financial controls and management reporting systems. Acted in oversight role to ensure that established policies and procedures were being implemented properly and adhered to by project team members. Evaluated payment requisitions to verify that the appropriate review was conducted and to ensure that approvals were within the established authorization thresholds.
Global Design Build Company Conducted internal audits of companys project controls divisions in Finland, Spain, and United Kingdom offices in connection with the companys compliance to Sarbanes Oxley guidelines. Developed executive reports to address lapses in process and other significant risks. Performed site construction audits of companys Biomass Power Plant Projects in Germany and Austria.
Major Transportation Authority - Performed entitlement analysis and independent cost estimates associated with potential scope changes relative to a $710 million transit reconstruction project for a major northeast transportation authority. Reviewed and analyzed the contract documents including the scope of work, engineering drawings, technical specifications and other necessary information in order to evaluate the entitlement and produce the requested cost estimates associated with the potential scope changes on the Project. Analyzed and negotiated Contractors Requests for Equitable Adjustment impacted by price escalation as a result of a contract suspension by the transportation authority.
