Development / Project Manager - Bay Resource Management Inc. 2000 2009 Upholding an elevated standard of development practice, five successful mixed-use projects from $1m to $13m redefined the ambiance of the gateway to Leelanau County along West Grand Traverse Bay. With ambiguous zoning language in force, residents are systemically leery of new development and the perceived potential for negative impact. Planning was earmarked by tenuous effort to align with visionary designs for growth, respect for the undocumented intent of zoning and effective communication with stakeholders. Aberrant success with governmental units on issues involving zoning and the site plan review process led to demand for site plan approval assistance by other Developers.
Project Manager - Comstock Construction Company 1996 2000 The $5m renovation and addition to the Traverse City Golf and Country Club required demiurgic insight to translate the vision of an absentee architect to reality. The project was completed in eight (8) months during a harsh Northern Michigan winter on time and on budget. Sited amidst a wetland ecosystem, the award winning Woodwinds Condominium project was celebrated by local and state units of government as an example of sensible development in a sensitive environment. Woodwinds was a carpentry labor resource training environment though not specifically designated as such. The typical length of stay at this project for the new recruits of the company was only two months. Changing faces presented production and quality challenges that were successfully managed.
COO, Development Officer - Pine Mountain Ski & Recreation Inc. 1994 1996 Over $12m in renovation and new construction was identified including an addition to a hotel, a signature championship golf course, an aerial tramway for the skiing component and appreciable improvements to other buildings. The elements of the undertaking were often mutually exclusive in resource requirement due to unique construction methods. Multiple and concurrent project tracks required diligent attention. This aggressive undertaking, excepting the golf course, was completed as planned in seven (7) months consummating a recrudescence of the property.
COO - Pine Mountain Corporation 1990 1994 Competition viewed this all seasons resort as a Country Club in the regional market. This was ardently accomplished in under two (2) years through creative market positioning and the application of pioneering staff training programs for the 100 plus employees. It was the first resort property in the Midwest to employ computer-managed infrastructure. Funded with a grant award by the regional electric utility, building systems, golf course irrigation, snowmaking and other infrastructure were integrated to better manage energy and equipment. The result was an energy reduction of thirty (30%) percent, elimination of customer complaints due to equipment malfunction and extended operating seasons attributable to a more efficient physical plant. Two condominium projects were conceived, developed and sold as investment properties. In the first year and subsequent, Owners realized a return on investment forty (40%) percent greater than projected in the prospectus.
