Evaluated and made recommendations regarding other golf course development opportunities presented to the owner.
Key Accomplishments
Achieved the owners goal of cost-effectively acquiring the remaining 210 acres needed for the project, which entailed extensive research of centuries-old land records, as well as negotiating with approximately 200 geographically dispersed individual owners.
Negotiated a $22 million financing package, which included funding for the golf course, and other needs of Farlaps owner, saving approximately $200K by directly managing the relationship with the lender instead of using a broker.
Oversaw the assessment of the proposed developments environmental impact, which entailed analyses of soil, drainage and grass, and its impact on traffic, the economy, and wildlife. The resultant data, coupled with a Phase I impact analysis, paved the way for approval from the Oak Bluffs government to proceed with the project.
Managed the process that won an approval by the Oak Bluffs zoning board for a variance to reduce the existing three-acre residential requirement so as to enable construction of a cluster development of 26 homes on a portion of the site.
Engaged an architect and supervised the design of the planned residences to ensure that they were consistent with the communitys architectural ambiance; subsequently directed the construction of the initial two homes.

Served as the conduit between the general contractor and the owner on the construction of the final phase of an 88-unit condominium complex.
Played a major role in preparing the bid that won a contract with the FDIC for an affiliated companys management of 100 properties that had been financed by a bank that was in receivership. Subsequently managed those properties, handling budgeting and financial reporting, operations, rent collection and tenant relations. Throughout the term of the contract, represented the company to the FDIC on all financial and operational matters.
Directed the final phase of an 130-slip dockominium development, which entailed obtaining all required permits from the City of Stamford and coordinating the review of those documents by the Army Corps of Engineers.

In conjunction with the FDIC contract, directed the dredging and blasting of a 100-slip marina, as well as coordinated municipal permits in compliance with the requirements of the Environmental Protection Agency and Army Corps of Engineers.
