Duties: As the Senior Quality Assurance Representative (QAR) at the site of construction I monitored and inspected the daily activities of the site from clearing and demolition to any Hazmat removal and remediation of hazardous, toxic, and radiological waste (HTRW) programs prior to any new construction. Worked closely with all civil and governmental agencies including OSHA. Responsible for implementing all Storm Water Pollution Prevention Plan (SWPPP) programs for the project while the site layout was in progress but prior to the foundation preparations. Close coordination with the customer/contractor as necessary to resolve any technically complex or specialized challenges before installation of any non-standard equipment, sewer treatment, and up-grades to the supporting electrical, mechanical, and communication facilities. Making sure concurrent construction operations in progress were sound to ensure Budget, Scheduling, and Quality of all stages of construction. As the manager of the site it was my responsibility for implementation of all safety programs and security on the job by conducting weekly safety meetings and assuring the contractors preformed daily safety meetings by monitoring all the sites safety logs. I would also assign personnel to lock down the facility on a daily bases to ensure job site security.
My 25 years of construction and inspection experience gives me the professional diverse comprehensive knowledge having worked with government rules and regulations, engineering practices, management, scheduling, quality assurance, safety, and security skills needed in todays Construction Industry. I have built well over 2500 structures ranging from multi million dollar single family, residential tract housing, commercial concrete structures with roof top parking, retail centers, multi family, and apartment units. I have also managed 35 site developments over the course my career, having completed 1,300 finished pads ready for development of the structures listed above. Ability and experience using complex management skills/communication skills to finish many intricate projects concurrently while also administering and managing project budget cost, procurement, contracting, processing plans and training personnel. Managed field operations having supervised the staking and grubbing operations prior to the start of the rough grading followed by the installation of the infrastructure i.e. sewer, water, storm drain, utilities, retaining walls, curb and gutter, asphalt, and all the compaction test required to complete these projects. I pride myself in my work and I always complete the projects given to me within the allotted time frame. I always use integrity, honesty while assuring the utmost quality and assuring complete safety of all the employees for the duration of each project. With my experience as a U.S. Army veteran serving my country I lived and abided by the Army Values from Aug 1972 whereas I was Honorably discharged in Jan 1974. I attended my AIT training at Ft. Ord, Ca. as a Personnel Clerk starting classes in Dec 1972 and completing the course Feb 1973. I was deployed overseas to the 5th Army Division in South Korea to the 199th Personnel Service Company at Camp Walker in the City of Teague where I was a Flagged Actions clerk for a year. I possess an Associate Science Degree in Fire Science from Columbia J.C. in Columbia, Ca. starting in Fall of 1975 and graduating the summer of 1978. I earned 96 semester hours 33 of which were in my Fire Science major.
I have been certified in Cardio Pulmonary Resuscitation (CPR) and Storm Water Pollution Prevention Plan (SWPPP) management programs. I have attended International Residential Codes (I.R.C.) seminars given in the Salt Lake area from 1997-2008 as well as Occupational Safety and Hazard Administration (O.S.H.A.) seminars during the same period. I have attended an assortment of seminars conducted by the Salt Lake Home Builders Association i.e. the proper installation of Tyvec waterproofing products, metal flashings, windows, roofing, stucco, siding, concrete properties, additives, and placement, masonry, drywall, paint, tile, and an assortment of floor coverings. .

Duties: As area Manager of Tooele County, Utahs largest County, I was responsible to coordinate, schedule, and inspect all the progress and work of the subcontractors prior to the scheduling of the governmental inspectors to assure conformance to all codes and regulations. Making sure all SWPPP and OSHA standards were met and responsible for the security of each unit under construction. Worked with both the County and the City of Tooele interfacing with two different inspection agencies. Completed 32 single family residences in the County with 2200 sq. ft. to 3800 sq. ft. on one to three acre parcels with septic systems, all other utilities were located at the street within the 10 foot utility easement. The properties valued between $225,000 and $395,000. All of the homes had full walk out basements, many of them where finished 100%. In the City I built 40 apartments, four two story buildings with 10 units each consisting of 900 sq. ft. too 1250sq.ft on finished lots with full City utilities to connect too. All the homes and apartments where built on schedule, budget, and an average walk through with the home owner/agent of 10 items or less attesting to the quality of construction. I was also responsible for all the customer service on the residence for the first year after moving in.
Alpine Homes: Draper, Utah (3/2000 6/2005)

Duties: As Project Manager I was responsible for the development of 4 different site locations. Starting with surveying the perimeter of the project, implementation of all SWPPP procedures, the installation of the infrastructure, to the release of Bonds by the Cities Engineer and Inspection Departments. Three sites where in West Valley City, Utah consisting of three phases of 62 units on 1/3 acre lots in each phase for a total of 186 building pads. When the 1st phase was 75% sold we started the 2nd phase and the same for the 3rd phase finishing up the project. The fourth site development was in Roy, Utah consisting of 56 acre lots. On this site it was necessary to demo a farmhouse, barn, two out buildings, and remove and mitigate a Toxic Waste problem area found near the barn. Given a sq. ft. budget for the construction of the homes ranging from 1180 sq. ft. - 1830 sq. ft. with full basements. Then contracted all the subcontractors required to complete the homes from issuance of the building Permit to the Certificate of Occupancy / Final Inspection. Each home was submitted by me to the City Building Department for plan check and issuance of a building permit prior to start of construction. Responsibilities included coordinating, scheduling, and inspecting the progress and quality of work of all subcontractors. This work included the pre-inspection before scheduling the City Inspectors. This assured the inspection conformed to local codes and regulations. Keeping on budget, schedule, and guarantying the quality of the home at each stage of construction. Insuring a satisfied customer and achieving an average Home Owner/Agent walk through rate of 6 items or less through out the duration of the project. As project Manager I was also held responsible for the security in and around the job site assuring all gates, homes, and alarms where set or locked up each night.

Duties: As the Assistant Director of many Land Development projects, accountable for all the Field Operations of KB Homes, which included 15 land development sites with 885 finished lots. Single family residence and multi-family units. Covering 5 Counties that spanned an area of approximately 300 highway miles through out Northern Utah. I met with off-site contractors, Survey Engineers, Soil Engineers, and Public Works personnel of the various Cities and Counties. These projects were conducted during Pre-Construction meetings prior to the start of each site project. Ensuring all the proper specification and needs were met to government inspecting agencies standards. Guarantied the quality of the materials being installed while staying on schedule and within budget. I implemented all SWPPP and OSHA programs to insure all standards and requirements were maintained at a zero accident rate. Safety was ensured by conducting daily safety inspections and construction activity logs. Schedules were up-dated weekly and new strategies were set in place to achieve our 90-day production schedule on each phase of every site. This ensured our commitment to the Sales Team and Home Construction Divisions maintaining our Companies projected sales goal for the year. I was responsible for setting up the Sales trailer at each community. This included all utilities and parking lots to facilitate Pre-sales while off-site construction was in progress. At Alpine Homes I was awarded the prestigious Maxwells Silver Hammer Award in 2003 for building the fastest production home, 32 calendar days from the issuance of the building permit to the Certificate of Occupancy/Final Inspection. This yearly competition was throughout the entire Company consisting of 31 Superintendents covering an area of 5 states. I also received accommodations from 2002-2004 for attaining a customer/agent walk through rating of 6 items or less on over 200 homes. Attesting to the quality of workmanship and raising the standards of the Company for the following years. At KB Homes I received accommodations for completing a 3 home model project in a 45- calendar day schedule while concurrently developing the rest of the infrastructure and balance of the other 60 building pads, keeping to our 90-day site development schedule.
