Direct and manage all phases of off-site construction, from conceptual stages through final bond releases for numerous projects, simultaneously. Responsibilities include preliminary cost analysis and budget monitoring, purchasing, tentative tract map, improvement plan processing and tract map recordation, contract negotiations, coordination with engineers, consultants, subcontractors and project superintendents. In addition to standard infrastructure, work included flood control channels, debris basins, water tanks and pump systems, dry utility backbones and undergrounding overhead facilities, hillside grading, conventional and segmental retaining wall systems. During 1995-1996 responsibilities also included on-site purchasing, plan approvals and permitting.
