Project Manager Construction
Managed multiple new and renovation /conversion hotel construction projects from start up to finish. Responsible for enforcing design & construction standards set by La Quinta, and monitoring construction activities from the designed phase though hotel opening.
Managed construction of La Quinta first high rise hotel, with 350 rooms, with a full-service bar & lounge, meeting and banquet rooms, with full banquet kitchen facility. Project was awarded by the San Antonio Business Journal in Best in Commercial Real Estate: Deals, Designs & Construction., 2005.
Reviewed and ensured functionality of design, with Architects & Engineers on construction drawings, and specifications for bid packages.
Solicited and pre-qualified contractors, effectively managing the bidding process from pre-bid to evaluation and award of project consistently achieving best market pricing and reducing change orders. Organized and conduct pre-bid meetings.

Responsible for coordinating the design, engineering, and construction of telephone terminals, to provide the necessary infrastructure, to support the operation of telecommunication switch gear & transmission equipment, including DC & UPS plants, which were required to support the Broadwing fiber optic network and their customer interface areas. Focused mainly on build out of leased space buildings.
Researched and visited proposed lease spaced buildings through out the U.S., evaluating building infrastructure and utilities and ensuring conformity in Broadwings Construction Standards for telephone terminals. Resulted in cost savings and time to projects.
Created, administered, and submitted project budgets for the build out of lease space -telephone terminals to upper management, which varied from $200K-$5M, for approval of projects.
Compiled and summarized the information data taken from each site visit and evaluated data with in-house space designers, engineers, and department heads throughout the company in order to achieve a product approved by all departments involved.
Developed and composed a Statement of Work (SOW) for work that was not covered in Broadwings construction specifications, which gave detailed instructions and information, and ensured general compliance.
Administered the Statement of Work to General Contractors for bidding purposes, for either a bid/build or design/build type contract.
Coordinated with Architects/Engineers, and or Design/Build contractors on developing contract drawings and documents for construction.
