Reviewed and revised the sanitary district's engineering feasibility study to show the proposed development areas could be served by gravity feed without a lift station that would have increased the costs $174,000.00, and negotiated cost sharing in the projects. Results--Saved both the community and the sanitary district money in the installation of water and sewer services and eliminated the off site improvement costs for the subdivisions making the two proposed developments cost feasible in a difficult market. Negotiated the contract purchase of property from the Arch Diocese of Joliet where a church building was unfeasible due to storm water and wetland concerns, devised an innovative plan for small lot clustered homes under a PUD R-3 zoning preserving the wetlands and enhancing the hydration with detention. Results--Saved the cost of creating detention, preserved the environment, received the density of homes to make the project cost feasible, created a new market niche at a lower price point by designing a full maintenance community for small lot single family homes by successfully working with the community and their planning and engineering staff. Contract purchased a property where rezoning was required for the construction of a town home project and insufficient area for storm water detention was available on site which required negotiation with the adjoining apartment property to use part of their unusable area between properties for added detention. Resultssuccessfully negotiated the maintenance agreement for the added offsite detention allowing the planning and design for the necessary density and community planning and engineering approvals. Negotiated the purchase of property rejected by a major development company because evidence of bad soil conditions and developed an estate home subdivision by planning around the poor soils incorporating it into the detention area and preserving the historic home on the property into the site layout for 43 lots. Pre sold half of the home sites to another builder and kept the original property owner involved through the development stage to reduce the cost of development. Resultsthe diminished value of the property due to bad soil was eliminated and a high value estate home community was approved. The total cost of development was reduced due to the owner participation. Negotiated the purchase of property that others failed to properly plan or over looked due to extremely bad soil condition. Devised a single family attached plan around the worst of the soft soil, and engineered a foundation solution for resolving the building of units. Designed and developed a single family attached concept combining single family home design into town home components sharing only a common foundation wall with two separate frame walls producing reduced costs and a more desirable home product. Resultsduring the down turn in the economy of the early 1980s we successfully marketed a home product that met the custom home expectations of the buyer at a cost far below the competition and successfully sold homes where double digit mortgage rates persisted. 1977 to 1983 General Partner/Owner; Land acquisition, site planning, engineering, general contacting and marketing; Full responsibility for the development of land plans and the coordination with the engineering consultants. Created three major custom single family subdivisions establishing a new tier of custom homes in this apartment and production home community; Acquired three properties that had streams and other storm water and environmental conditions and successfully engineered the site plans that created 347 home sites while incorporating and preserving the natural wooded and water areas; developed a direct lot sale marketing approach to individuals and small builders where most lots were held by large building companies for their own inventories.
