Created and established the Warranty Service and Quality Assurance function within the organization and managed all aspects of the department to achieve goals and objectives over the medium to long term. TOLL BROTHERS, inc. 2003 2005 Senior Warranty Supervisor Served as Senior Warranty Supervisor for a Nationwide Builder, responsible for managing twenty three service coordinators and training new Assistant Project Managers in customer management and how to deal with difficult situations. Was instrumental in developing company policy for training, hiring and developing goals and objectives. Provided weekly status reports on overall timeliness of goals, effectiveness of warranty, and problem solving of difficult situations. Spear headed company procedures with independent contractors to enable cost efficiency and time management. Collaborated with general contractor, architect, consultants, property management and engineers to oversee and manage the completion and turnover of all common areas to the Developer and Unit Owners Association. Cultivated and maintained excellent relations with the Unit Owners Association and worked in harmony with the Board of Directors, contractors and engineers to bring final resolution and closure to all common area issues and concerns.

ROAD LOCAL UNION 669 Project Manager and Lead Foreman Employed as regional supervisor and head foreman for fire sprinkler companies: oversight of employee training (residential & commercial), service mechanic, job management, employee relations, advanced knowledge of prints and design, testing of fire suppression systems within compliance of local & state Fire Marshals Authorities. Disabled and re-enabled a broad range of fire alarm control panels. Tested and inspected fire pumps, dry pipe valves and pre-action systems. Tested and repaired fire alarm equipment such as flows, tampers, smoke detectors, duct detectors, stairwell pressurization, fan/smoke control, halon and deluge systems. Orchestrated planning and evaluation meetings to determine future project direction and helped develop compensation packages to balance salary structure to reward superior performance.
