Construction Project Manager

Manage established processes and supervise tenant improvements with landlords, contractors, and vendors for original build-outs, remodels, alterations, expansions, or relocations of offices nationwide ranging from initial draft of floor plan, unit first day of office operations.

Major objective involved supervising the plan, the price, and the program clarify the questions, control the costs, keep the calendar.

Additional duties included coordination of support services: on-site utilities, office network connectivity, telecommunications, city and state licensing. Prepared scope of work [SOW], distributed requests for proposal [RFP], negotiated and executed commercial construction contracts NTE $10,000 [obtaining signature authority for costs exceeding this limit]. Audited and processed all invoices from vendors/contractors for work orders executed upon my request. Collaborate with all interested parties, for recovery purposes, when schedules deviated from plan; secured satisfaction of both internal and external stakeholders by resolving punch-list items, and obtaining Certificate of Occupancy. Compiled and organized all pertinent hard-copy documentation relative to each project.

Interface on scheduled, weekly meetings with internal customer, and other support departments and senior management as it pertains to construction scope of work, office floor plan preparation and processing, tenant improvements, repairs and occupancy, and communicate in real time through the Facilities Management Database. Provide support and assistance to 1st VP, Divisional Project Manager, Leasing Manager, Procurement Project Managers, Telecommunications, Security contractor, Licensing and Compliance department, and the Data Circuit Provisioning department.
