SUMMARY OF QUALIFICATIONS
Construction Professional and Licensed General Contractor with eighteen (18) years experience distinguished by my reputation as an action and results oriented manager. I view each project as a unique opportunity to integrate my expertise with the strengths of other team members to develop innovative solutions to successfully complete what are often difficult and troubled projects. Specific experience includes:
Project / Construction Management: Conduct regular on-site inspections to insure compliance with all aspects of the project (especially budget and schedule) and prepare written reports for the Owner and other interested parties. Review pay draw requests and change orders. Act as the Owners Representative and as the liaison between the Architect, General Contractor, Building Department, and various project consultants.
Project Analysis / Due Diligence: Pre-construction evaluation (for both renovation and new construction) through analysis of plans, specification, and third party and consultant due diligence reports. Conduct site visits when necessary to perform property Physical Condition Assessments (PCAs), identifying opportunities for value engineering as well as developing cost estimates, replacement reserves, and schedules for any improvements or repairs recommended in the report. Hire and manage consultants when necessary (including extensive experience dealing with LEED implementation consultants and environmental and remediation consultants and subcontractors).
General Contracting: Performing major renovations and tenant improvements many of which were in occupied buildings. Supervising maintenance and repair projects at multi-site locations using both in-house personnel and outside contractors and vendors.
EMPLOYMENT HISTORY
March 2007 June 2008 Mar Ventures, Inc. Construction Manager A privately held real estate developer specializing in the ground up construction of office, retail, and mix use projects, many of which are built on difficult to develop sites with environmental challenges. My most recent project was The Edge at Campus El Segundo (www.edgeatcampuselsegundo.com), a 17 building, 220,000 square foot, $26M, Class A office condominium and retail project on a 14 acre site where I provided day to day oversight and coordination among the architect, consultants, local building departments, and general contractor to insure that the project was completed on time and within budget. Other duties included construction document preparation, participation in the selection of consultants and contractors, review and approval of pay draw requests and change orders, and coordination with the marketing team and potential buyers or users for their space requirements and tenant improvements. December 2004 March 2007 Capmark Financial, Inc. (formerly Paramount Financial Group, Inc., a division of GMAC Commercial Mortgage) - Construction Analyst Provided technical support in the review of all construction documentation related to new construction and renovations of multi-family real estate projects. This included pre-acquisition site visits and analysis of budgets, scope of work, schedule, plans, contracts, and due diligence reports such as environmental, engineering / structural, soils, seismic, pest control, etc. Additional responsibilities included construction monitoring with periodic site visits and written reports describing conditions and progress, as well as identifying current and / or potential problems along with recommendations to resolve these issues.
August 1994 November 2004 DAVID PAUL CONSTRUCTION, INC. / PROPERTY MEDICS, INC. - President A full service general contracting and construction management firm providing capital improvements, major renovations, tenant improvements, and maintenance and repairs; many of which were performed in occupied buildings, at multi-site locations using both in-house personnel and outside contractors and vendors. The firm also performed property Physical Condition Assessments (PCAs), identifying opportunities for value engineering as well as developing cost estimates, replacement reserves, and schedules for any improvements or repairs recommended in the report. First established to act as the Consulting Construction Manager for Transamerica Real Estate Services, Inc. for the Standard Brands Paints Liquidating Property Trust, the firm was heavily involved in the inspection, repair, and sale of approximately one hundred sixty five (165) industrial, commercial, and retail properties in eight (8) states over a three (3) year period. At the same time, owners, managers, and buyers of commercial and industrial property with similar needs also became clients of the firm. The firms services were performed in all types of structures, (concrete tilt-up, masonry, wood, and steel framed) with a variety of uses (retail, warehouse, manufacturing, office, medical office, mini-storage, multi-family, etc.). Although the majority of work was performed in Southern California, the firm completed projects in most of the Western United States including Hawaii.
October 1989 - July 1994 PUBLIC STORAGE, INC. - West Coast Facilities Manager Responsible for the forecasting, planning, oversight, and completion of all capital improvements, and repairs and maintenance for 140 facilities (approximately nine million square feet) in Los Angeles, Orange, Riverside Counties, and Hawaii with a combined annual budget of three million dollars. Other duties included the preparation of property profiles and Physical Condition Assessment (PCA) reports, acting as the contract administrator preparing specifications and bid packages, and developing and implementing an in-house maintenance and centralized purchasing program. I also supervised numerous and extensive earthquake repairs at the Public Storage facilities in Southern California as a result of the 1994 Northridge earthquake.
Through the years I have worked at a variety of construction jobs where I gained a large amount of practical knowledge and experience. Building on this experience, I was employed for several years in the woodworking machinery and power tool industry eventually becoming the first National Service Manager for Makita U.S.A. Power Tools. I obtained a California B General Contractors Licensed in 1993.
