CAREER HISTORY
Florida 2003-Present
Director of Development Responsible for land acquisition, financing, project design, and construction of three to four large-scale multi-family developments annually. Represent and work directly with the Chief Executive Officer on all construction and development related issues. In charge of locating and identifying potential sites that fit company proforma criteria and vision for residential development. Contact land owners and negotiate purchase price of potential sites. Responsible for writing contracts for sale and purchase of land. Perform the required due diligence related to financial feasibility, zoning, land use, environmental issues, and market research prior to contract closing. Work with lenders and other funding sources to satisfy all due diligence requirements prior to loan closing. Responsible for creating budgets totaling $50MM annually to be used as part of the development proforma. This includes analyzing and estimating costs of construction, permits, impact fees, soft costs and all other expenses associated with the project development. Supervise project managers and all design professionals including environmental engineers, architects, and civil engineers. In charge of all project design, planning and scheduling. Responsible for obtaining the necessary building and civil engineering permits required to construct the project. Responsible for the construction bidding process including qualifying bids, negotiating price, writing agreements, and awarding the construction contract. In charge of contract administration with all design professionals and the general contractor. Concurrently supervise the construction of three to four large scale developments totaling approximately 500 units from ground breaking to final occupancy. Direct the efforts of the general contractor and design professionals to effectively expedite the construction process. Responsible for purchasing all FF&E for the clubhouses and other common amenities for all developments. In charge of all financial aspects of development during construction including the preparation of monthly requisitions to the lender. Responsible for coordinating various sources of funds including tax credit syndicators, municipalities, and state lending institutions. In charge of approving all payments made in connection with the developments and continuously maintaining the project budget. Involved in the acquisition and due diligence of properties for the purposes of condominium conversion. Responsible for the creation of operating budgets and the filing of condominium documents for the conversions as well as for new construction townhomes. Located 2.5 acres of land in the City of Miami and arranged its sale to Landmark Companies for $1.5 MM, which was 60% of its market value. In less than one year Landmark Companies profited $1.5MM from selling this property.
The Related Group of Florida Sunny Isles Beach, FL 2002-2003
Construction Manager Supervised all activities related to the construction of Ocean III Condominium, a 215 unit luxury high rise condominium. Regularly met with the project partners to discuss schedule and costs. Evaluated all owner change order requests and made recommendations to the project partnership. Responsible for approving the general contractors monthly payment requisition for the $120MM development project. Conducted regular owner meetings with the general contractor to discuss project issues. Regularly met with bank officers, limited partners and inspectors to review project budget versus actual costs. Was an integral part of the negotiation and settlement with the condominium association including satisfying all of the associations engineering and building concerns.
MEI Development Company Boca Raton, FL and Miramar, FL 2001-2002
Owners Representative, Hilton Garden Inn Hotels Concurrently supervised all activities related to the construction of two 149-room hotels from ground breaking to final occupancy. Represented and worked directly with the Chief Executive Officer on all construction and development related issues. Directed the architects and all consultants to effectively expedite the development process. Established business relationships with local city and building officials, which aided in advancing plan review, product approval, and inspection requests. Responsible for all purchasing of the FF&E for both hotels. Purchased over $2MM of the buildings finishes and saved the owner over $100K through vendor relationships and negotiations. Maintained the project budget by monitoring expenses to analyze project spending versus remaining contingency. Evaluated all owner change order requests submitted by the general contractor. Made recommendations on approval and limited the total amount of approved change orders to less than 1.5% of the project budget. Conducted bi-weekly progress and monthly draw meetings with the general contractor and architect. Reviewed the general contractors monthly payment requisition and made suggestions to the lender on adjustments. Regularly met with bank officers and inspectors to review the payment schedule versus the actual construction costs expended. Regularly met with Hilton Hotels director of development for the southeast region to discuss the hotels specifications regarding construction, furniture, and all other building finishes to ensure that the Hilton brand name was being upheld.
Desimone Consulting Engineers, L.L.C. Coral Gables, FL 1997-2001
Structural Engineer/Project Manager An integral member of the design team for various projects including the Portofino Bay Hotel in Orlando, 1500 Ocean Drive in Miami Beach, and The Diplomat Hotel in Hollywood. Designed all structural elements in high-rise buildings including foundations, columns, shear walls, floor systems, and roof structures. Worked together with many prominent South Florida architectural firms such as Nichols, Brosh, and Sandoval, Michael Graves and Associates, and Sandy and Babcock. Directed the design effort with Sandy and Babcock on the Members Clubhouse at Doral Country Club and Golf Course. Was solely responsible for plan creation, project coordination, and overall building design. Designed and served as the threshold inspector for the banquet hall facility at The Diplomat Hotel. Attended weekly progress meetings along with all other consultants and the owners. Made in field design changes and issued detailed sketches to accommodate field conditions. Supervised the complete restoration of the Harbour House condominium in Bal Harbor, Florida. The scope of work included concrete restoration of all columns, beams, balconies, pool deck, and parking garage. Designed the entire foundation for the Tampa Marriott in Tampa, Florida that consisted of piles, pile caps, and grade beams. Designed multi-story parking garage for the Portofino Bay Hotel in Orlando, Florida comprised of post-tensioned beam supported slab systems. Created various detailed computer models of high-rise structures to be used in lateral wind design.
